HomeMy WebLinkAboutRichard & Lara Smith PDS 2020-074 MH-10202025858 PDS 2020-074 Page 1 of 3 PDS ORDER 2020-074 File No.: MNSP-10202025858 AN ORDER GRANTING APPROVING FOR A MOBILE HOME TO BE DEFINED AS A SINGLE-FAMILY DETACHED DWELLING UNIT IN THE AG-5 (AGRICULTURAL – 5) ZONING DISTRICT FOR A PROPERTY LOCATED AT 730 SNEED ROAD, FORT PIERCE WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the request of Richard and Lara Smith to define a Class A Mobile Home as a single-family residence, the recommendation of the Development Review Committee, and has made the following determinations: 1. Richard and Lara Smith requested a Class A Mobile Home Permit to be defined as a detached single family dwelling unit in the AG-5 (Agricultural – 1 dwelling unit per 5 acres) Zoning District for the property described below and depicted on Exhibit A. 2. On October 22, 2020, mail notices were sent to all owners of property within 500 feet of the subject property. Within (14) calendar days of mailing the notification, no written objections were received by the Planning Department. 3. Staff has performed a detailed analysis of the request and determined it to be consistent with Section 11.05.02. – Class A Mobile Home Permits , of St. Lucie County Land Development Code. The analysis is found in the Planning and Development Services Director Memorandum titled Richard and Lara Smith - Class A Mobile Home Permit (MH- 10202025858) dated November 6, 2020. NOW, THEREFORE, BE IT ORDERED BY THE PLANNING AND DEVELOPMENT SERVICES DIRECTOR OF ST. LUCIE COUNTY, FLORIDA: A. The St. Lucie County Planning and Development Se rvices Director hereby approves the request of Richard and Lara Smith to define a Class A Mobile Home as a detached single- family dwelling unit, on the property described in Part B, subject to the following condition of approval: 1) Prior to the initiation of any clearing and/or construction activities, a vegetation removal permit or exemption shall be obtained. 2) Within 60 days of issuance of a vegetation removal permit or exemption, all Category I invasive species shall be eradicated from the site. B. The property on which this Class A Mobile Home Permit is being granted is described as follows: MH-10202025858 PDS 2020-074 Page 2 of 3 LEGAL DESCRIPTION: LOT 4, MAXWELL ACRES SUBDIVISION, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 58, PAGE(S) 14 THROUGH 15, PUBLIC RECORDS OF ST. LUCIE COUNTY, FLORIDA. Parcel Identification Number: 2210-500-0005-000-1 Address: 730 Sneed Road, Fort Pierce, FL 34945 C. The developer is advised as part of thi s Minor Site Plan approval for Richard and Lara Smith, including any successors in interest, the develo per shall obtain all applicable development permits and construction authorizations from the appro priate State and Federal and local regulatory agencies including, but not limited to, the United States Army Corps of Engineers, the Florida Department of Environmental Protection, and South Florida Water Management District, and the St. Lucie County Envir onmental Resources, Public Works and Building Departments prior to the commencement of any development activities on the property described in Part B. Issuance of this approval by the County does not in any way create any rights on the part of the develop er to obtain a permit from a state or federal agency and does not create any liability on the part of the County for issuance of this permit if the developer fails to obtain requisite approvals or fulfill the obligations imposed by a state or federal agency or undertake actions that may result in a violation of state or federal law. D. A copy of this Order shall be attached to the building permit, which then shall be placed on file with the St. Lucie County Planning and Development Se rvices Department and mailed to the applicant and agent of record.
