SPECIAL WARRANTY DEED
THIS SPECIAL WARRANTY DEED, made as of tlia day of July,'2007, between PORT
RICHEY VILLAGE INVESTMENTS, LLC, a Florida limited liability company ("Grantor'), and
MARONDA HOMES, INC. OF FLORIDA, a Florida corporation, whose mailing address is 202 Park
West Drive, Pittsburgh, PA, 15275 ("Grantee").
(K%erever used herein the terms "grantor" and `grantee" include all the parties to this
instrument and the heirs, legal representativesand assigns ofindividuals, and the successors
and assigns of corporations.)
WITNESSETH: That said Grantor, for and inconsideration of the sum of TEN DOLLARS ($10.00), and other
good and valuable considerations, receipt whereof is harebyacknowledged, herebygrants, bargains, sells, aliens, remises,
releases, conveys and confirms unto the Grantee, all that certain land situate in St Lucie County, Florida, viz:
Lots I, 2,3 and 4, Block 4, WATERSTONE—PHASE ONE, according to the plat thereof, as recorded in
Plat Book 52, Pages 35 through 47, inclusive, of the Public Records of St Lucie County, Florida
SUBJECT TO taxes for 2007 and subsequent years.
TOGETHER with all the tenements, hereditaments, and appurtenances thereto belonging or in anywise
appertaining.
TO HAVE AND TO HOLD the same in fee simple forever.
AND the Grantor will warrant and defend the title to said tan inst wfui claims of all persons claiming by,
through or under the Grantor, but against none other; and said ti in& 'coons, prohibitions, and
other requirements imposed by governmentalauthority; rest 'cU ns and matters mg on the plat or otherwise
common to the subdivision; any matters accepted by the Grantee; and public utility ents of record. This reference
to said restrictions shall not operate to reimpose the same.
