THIS SPECIAL WARRANTY DEED, made as of the '5'D day ofJuly,•2007, between PORT
RICHEY VILLAGE INVESTMENTS, LLC, a Florida limited Iiability company ("Grantor"), and
MARONDA HOMES, INC. OF FLORIDA, a Florida corporation, whose mailing address is 202 Park
West Drive, Pittsburgh, PA, 15275 ("Grantee").
(Wherever used herein the terms "grantor" and 'grantee" include all the parties to this
instrument andthe heirs, legal representativesand assigns ofindividuals, andthesuccessors
and assigns of corporations.)
WITNESSETH: That said Grantor, for and in consideration of the sum of TEN DOLLARS ($10.00), and other
good and valuable considerations, receipt whereof is hereby acknowledged, hereby grants, bargains, sells, aliens, remises,
releases, conveys and coufums unto the Grantee, all that certain land situate in St Lucie County, Florida, viz
Lots 1, 2,3 and 4, Block 4, WATERSTONE -PHASE ONE, according to the plat thereof, as recorded is
Plat Book 52, Pages 35 through 47, inclusive, of the Public Records of St Lucie County, Florida
SUBJECT TO taxes for 2007 and subsequent years.
TOGETHER with all the tenements, hereditaments, and appurtenances thereto belonging or in anywise
appertaining.
TO HAVE AND TO HOLD the same in fee simple forever.
AND the Grantor will warrant and defend the title to said Ian inst wfuI claims of all persons claiming by,
through or under the Grantor, but against none othei; and said tit ing, 'ctions, prohibitions, and
other requirements imposed by governmental authority; rest 'cU as and matters mg on the plat or otherwise
common to the subdivision; any matters accepted by the Grantee; and public utility ents of record. This reference
to said restrictions shall not operate to reimpose the same.
