Code Chapter 7.04.01C Permit No. 2010-0252 Dear Jodi, The purpose of this letter is to request relief in reference to Land Development Code Chapter 7.04.01 C that states that the minimum required floor elevation is 18" above the center line of the adjacent road. This request for relief is in reference to the Baron Island Storage project located at 9563 S Ocean Dr Building A, Jensen Beach, FL 34957. The Baron Island Storage project involves the construction of a storage facility along with associated parking and stormwater retention areas. The storage facility consists of 77 storage units and a small 250 square foot office. A 10-2 self -certification has been issued for the stormwater management system by the South Florida Water Management District. According to the latest FEMA FIRM, the project takes place in flood zone category "AE" that has a base flood elevation of 4.00 NAVD, which provides floodplain storage of 0.62 ac-ft of volume. Due to the development of the site, a floodplain compensation calculation was performed to determine the required volume of compensatory storage. The proposed finished floor elevation of the site is 6.00 NAVD, which is above the 100-year flood stages found in the stormwater modeling of the site. The center line elevation of the adjacent road, which is State Road A1A, is approximately +/- 5.55 NAVD. Calculations were completed on raising the finished floor above the proposed elevation however, flood compensation could not be met with a finished floor elevation above 6.00 NAVD. The finished floor elevation of www.EDC-inc.com 6.00 NAVD is the highest practical elevation while accommodating for the required floodplain compensation storage.
