2.A. Building Orientation:
The main entrances(s) of a building shall be oriented toward the primary street front.
7.10.24D.1 I Facade Design:
A. Prohibited Facade Features:
Large, blank, unarticulated walls Corrugated metal siding Plastic siding, laminates
Irregular modernistic window shapes Imitation rockwork Corrugated fiberglass
B. Articulation:
• Facade design shall appear as indicated on the approved drawing. Provide varying wall offsets and other architectural
features to create horizontal and vertical building articulation. A minimum wall offset of 5 five feet is required to achieve
horizontal facade articulation. A minimum vertical distance of two feet between facade elements is required to achieve
vertical articulation.
• Out Parcels --All facades of buildings located on out parcels shall be considered primary facades and shall therefore require
facade and roof articulation on all sides. Architectural, site, and landscaping design elements shall be consistent with the
design elements of the primary building with
• Color --Soft, muted tones shall be used. A building shall have no more than three colors on all facades.
C. Roof Design:
1. Sloped Roofs --Roof height shall not exceed the average height of the supporting walls. The average slope shall be greater
or equal than one foot of vertical rise for every three feet of horizontal run. Proposed building shall incorporate at least two
roof elements or features:
a. Three or more roof slope planes per primary facade.
b. An additional vertical change in roof height (minimum two -foot change in elevation).
C. Dormers or additional roof elements facing primary street frontage.
d. A porch, portion, arcade, or other similar element located at the main building entrance(s).
