We purpose to furnish all labor and material to put an addition onto your home plus remodel
your kitchen & living area. This scope of work includes the following:
Kitchen addition:
1. Architectural drawings
2. Project supervision
3. Permit fees
4. Inspections as needed
5. Floor and dust protection
6. Demo:
Remove exterior walls removing two windows and block wall. Remove stucco on
outside ceiling where new addition will be built. Remove existing wall where door is
located. Remove pavers needed to form and pour concrete to raise the floor
**Put extra pavers in client's garage**
**Save existing door to outside**
7. Debris removal fees
8. Framing:
Build forms for new floor slab
Reframe ceiling to pitch like inside of home
Frame new outside walls with 2" x 8" material
9. Concrete:
Pour concrete slab to align new floor with existing floor height
10. Pavers:
Cut and install pavers to patch along new wall and slab
11. AC
No HVAC work to be completed, additional square footage to be serviced by existing
unit.
12. Stucco & paint:
a. Where new walls are added: apply one coat of new Hot Stucco Loxon Primer and
will receive two coats of finish paint to match the existing color
b. Back porch ceiling will receive one fresh coat with the existing color
13. Security system - to be updated by owner with Harbor Ridge Security
14. Final clean up by a professional cleaning crew
Kitchen, living room wall unit
1. 3D drawings
2. Permit fees
3. Floor and dust protection
Close up areas with plastic to help eliminate dust from getting in these spaces
Lay drop cloths down on all floors
4. Demo:
Existing kitchen cabinets, counter tops, plumbing fixtures. Can take appliances as
needed. Remove wall separating kitchen and dining room. Remove wood flooring and
terracotta the in kitchen / family room / breakfast room.
Remove cabinet doors only at fireplace wall. Remove hearth & mantle
Electric: 4 ceiling lights, 2 switches for fan & 3 ceiling eyeballs
S. Debris removal fees
6. Concrete:
Trench floor in kitchen to move plumbing for main kitchen sink
Fill in holes when completed
7. Framing:
Frame new counter height wall at island
Reframe column, where bar is located, to not have a bump. (wall to be flush)
8. Drywall:
a. Install drywall on new walls being built to enlarge kitchen
b. Kitchen, family room & fireplace wallpaper: will be removed and will receive one
coat of oil -base primer. Walls will be prepped to receive new wallpaper
c. West and east family room walls with texture will float and skim with drywall
mud to get level 4 finish
d. Kitchen ceiling where walls will be removed, and lights will hang drywall and
tape and mud and do best to match existing texture
9. Plumbing:
a. Move main sink plumbing to island
b. Install new supply lines and stops
b. Relocate ice maker line for refrigerator
Purchase and install:
a. New kitchen sink- Single bowl
b. Matching drain
c. Floating sink grid
d. Matching faucet
e. Bar sink
f. Decorative strainer
g. Bar faucet
h. Reinstall clients existing garbage disposal
i. Hot water faucet
j. Instahot water tank
10. Electrical:
General note: All electrical trim to be light almond
Kitchen electric as follows:
a. Move microwave outlet
b. Move double oven outlet
c. Move refrigerator outlet
d. Cook top outlet
e. Hood outlet
f. (2) strips of Legrand plug molding
g. Bright white LED tape lighting under cabinet with dimmer
h. Bright white LED tape lighting strips in glass cabinets with dimmer
i. (9) 6" LED disk lights with dimmer and 3-way switch
Island electric as follows:
a. Dishwasher outlet
b. Disposal outlet
c. (2) plug molds at outside ends of island
a. Moldings to be painted to match cabinets
d. (3) pendant boxes with dimmer on 3-way switch
a. Client to supply pendant lights
Wet bar electric as follows:
a. Wine cooler outlet
b. Plug mold outlet to side of cabinets
Family room electric as follows:
a. (2) new 6" disk lights with dimmer
b. Install client supplied ceiling fan
11. Cabinets for kitchen and family room:
Purchase and install new Showplace Wood Product cabinets
a. Wall cabinet finish: Soft cream
i. Accent "X" detail painted finish to match Cherry coffee island
b. Kitchen island: Cherry coffee
c. Family room base doors on existing cabinets: Soft cream
d. Fireplace mantle: Cherry coffee
12. Countertop:
Purchase and install new counter tops
a. Material thru out kitchen: Taj Mahal Quartzite
i. Material to have eased edge -1.25" thick
b. Material at bottom portion of fireplace and hearth - Taj Mahal Quartzite
i. Material to have polished edges on all sides
e. Material for tops of base cabs in family room: Taj Mahal Quartzite
i. Material to have eased edge -1.25" thick
13. Appliances:
Owner to purchase appliances directly from Jetsons. DreamMaker to coordinate
Appliance installation with Jetsons
14. Cabinet hardware:
Purchase and install all cabinet hardware
a. Pulls: Top Knobs M1158 - brushed nickel
b. Knobs: Top Knobs TK740 - brushed nickel
15. Banquette:
Build a new banquette in breakfast nook with piano hinge on seat.
Install ship lap on face of banquette

16. Vinyl flooring:
Prep existing floors, smooth and flatten concrete as needed
Purchase and install:
a. IWT: Luxwood Honey Chestnut
17. Trim:
Purchase and install:
a. Install moldings around columns to mimic the door style
18. Paint:
a. Ceilings: Kitchen, family room & dining room —will receive two coats of finish
paint Master Hide flat
b. Walls: kitchen and family room will receive two coats of finish paint Super Paint
eggshell
c. Trim: window trim, baseboards & moldings at columns will receive two coats of
finish paint ProClassic semi -gloss
d. All prep work including: Wood filler, sanding and caulking is included
19. Final clean up by a professional cleaning crew
