A. BuOlder Portfolio Review —One Time fee — Non -Refundable $250P4—
Builder Portfolio approval is required for all builders unless previously approved
B. New Home Construction Review — Non -Refundable $750$--
Includes architectural and landscape review.
C. impact_- Non -Refundable $500
Impact Fees are collected to offset minor expenses (outside reserves collected for capital expenditures)
caused by the "impact' on roads, curbs, sidewalks, culverts, storm drain repairs/cleanings, etc where
fault cannot be determined and/or regular use by heavy trucks and/or machinery deteriorates the
integrity and appearance.
D. Mi6or Alter2tion or Addition —Non-Refundable
A structural or site modification taking place after the original construction which is significant
enough to warrant the issuance of a building permit by a governmental authority. This includes
pools, spas, and screen enclosures.
E. Minor Alteration or Addition — Non -Refundable
Structural or site modifications of a relatively insignificant matter.
F. Changes to, or Resubmission of Plans —Non-Refundable
Whenever a submission for which the ARC previously granted Final Approval is resubmitted
For Final Approval to the ARC due to a change in the originally approved plan, or whenever
a submission whose approval was previously denied by the ARC is resubmitted by a
builder or homeowner for Final Approval.
G. Minor Modifications That Do Not Require a Review Fee
Low voltage landscape lighting, exterior re -paint of existing color, satellite dish, solar
panels, minor landscape changes, mailbox replacement, for sale signs, etc.
(No application to the ARC needs to be submitted)

All exterior changes are required to be approved by the Architectural Review Committee
prior to commencing work in effort to maintain property values. If a change has been made and
not approved by the ARC, the committee will have the right to ask the homeowner to remove
the improvement and/or change from the property.
Failure to attach any needed information/documents will result in a returned or denied
application. By signing below, you indicate that you have read the Avalon Beach PUD
Architectural Design and Development Guidelines thoroughly, understand the Development
Fee and Deposit Schedule and accept all the conditions made by the ARC.
