1. UTILITY EASEMENTS shown or dedicated hereon may be used for
utility purposes by any utility (including cablevision) in compliance
with such ordinances and regulations as may be adopted from time
to tirne by the City of Port St. Lucie.
2. LANDSCAPING and NON -ACCESS EASEMENTS shown hereon are reserved
in favor of Charleston Oaks Property Owners Association, Inc. to be utilized
as said association deems appropriate.
3. TRACT "A-1" is hereby dedicated to the Charleston Oaks Property
Owners Association to be utilized as said association deems appropriate.
4. TRACT "A-2" is hereby dedicated to the Charleston Oaks Property
Owners Association to be utilized as said association deems appropriate
and is encumbered by a Conservation Easement as recorded in O.R.
Book/013 , Page G/b .
5. ROAD RIGHTS OF WAY are hereby dedicated to the Charleston Oaks Property
Owners Association to be utilized for roadways and utilities including, but not
limited to, sanitary sewer, water, electric, telephone and cablevision, and said
roadways are the perpetual maintenence obligation of said Charleston Oaks
Property Owners Association.
6. LIMITS OF BUILDING AREA as shown herein denote the limits within which all
habitable structures, garages, storage buildings or other permanent structures
requiring a building permit must be constructed. No structures shall be allowed
outside the limits of building area shown. Where the building limits conflict
with building setbacks as set forth in the building code of the governing
permitting entity, the more restrictive (larger) setback shall apply.
