Our review has been formatted to include your comments, which are immediately followed with our response. Environmental (Ben Balcer) COMPLETE Zoning (Lydia Galbraith) COMPLETE Plans Examiner (William Durden) Comment #1: Line seven on the energy calc's are incorrect, multiple types and sizes of glazed openings on plans. Please correct energy calc's as per section R401.3 of the FBC - Energy Conservation. Response: See revised Energy Calculations. Comment #2: Submit the energy performance sheets or submit the NFRC Fenestration Manuf Certificate for the U-Factor and the SHGC for each glazed opening showing compliance with CH.4 Section 402.1.1 of the FBC - Energy Code. Response: See Revised EPL card Comment #3: Clarify line 9 and 10 on the energy talc's. Insulation on plans not match energy calc's. See Section 107 of FBC. Response: Insulation has been coordinated with floor plan. See revised energy and floor plan Comment #4: Clarify line 9 on the energy calc's. Wood wall insulation on plans not shown on the energy calc's. See Section 107 of the FBC. Response: Garage partition wall has been added to energy talc., all interior walls are metal stud. Comment #5: Add the cubic volume of the conditioned space to information block containing the square foot information or a letter from the design professional specifying the cubic volume of the conditioned space. See Ch. 1 Section 107 of the FBC. Response: The cubic volume has been added to the Area Tabulations sheet CVR. Response: The flame spread index and smoke developed index has been added to the Floor Plan Notes on sheet A101. Comment #7: Show flame spread index and smoke developed index for insulation in accordance with Section 302.10 of the FBC - Residential. Response: Duct insulation flame spread index has been added to sheet M-1. Flame spread index notes have also been added to the Floor Plan Notes on sheet A101. Comment #8: Add to the plans the climatic and geographic design criteria weathering and termite area in accordance with Table 301.2.(1) Response: Information has been added to sheet CVR. Comment #9: Furnish design criteria including but not limited to wind load, design pressures, exposure category, risk category and design codes in accordance with Section 301 of FBC — Resid. Response: Refer to the Structural Design Criteria on A001 and Framing Notes on A103. Comment #10: Put on plans the soil density or submit geotechnical report in compliance with R401 of FBC — Resid. Response: Refer to added notes on sheet CVR & Note #7 on the Foundation Plan Notes on sheet A102. Comment #11: Furnish an interior stair detail showing stair width, headroom, riser height, tread depth, hand rail height and grip size in accordance with Section R311.7 and R312 of FBC — Resid. Response: Interior stair plan has been added to sheetA502 w/req'd notes. Comment #12: Furnish the manufactures truss placement dwgs in duplicate reviewed and approved by the design person of record in accordance with 61G15-30.005 of the FL Admin Code. Response: Truss shops have been reviewed and are included in the resubmittal package. Comment #13: Furnish truss engineering in duplicate per 107.2.1 of FBC. Response: Truss engineering has been reviewed and are included in the resubmittal package. Comment #14: Structure is located in Flood Zone AE. Show on plans the finish floor elevation so the lowest enclosed area finished floor can be determined along with any requirement of San 107 of FBC. Response: The Finish Floor/T.O. Conc Slab Elevation is shown on sheetA101. Comment #15: Add Section R322.3.6 Construction Documents to the plans. The Constr,Docs shall include documentation that is prepared and sealed by a registered design professional that the design and methods of construction to be used meet the applicable criteria of this section. Response: Req'd note has been added to sheet CVR. Comment #16: Show on the plans that the protection of mechanical, plumbing and electrical meet the requirements of 322.1.6 Response: Note #16 has been added to sheet A101, in addition all exterior HVAC equipment is also scheduled to be installed on condenser racks as well. See Section 107 of FBC and Section 7.04.01(D) of the Land Develop Code. Response: Refer to survey for req'd info. Comment #18: Structure is located in a floodway, submit a hydrologic and hydraulic analysis to show increase in flood levels with the community during the occurrence of the base flood discharge in accord. with 44 CFR 60.3 — Flood Plain Mgmt Criteria for flood -prone areas and Section 322.1 of FBC. Response: Req'd document has been included in the resubmittal package. Comment #19: Design criteria on page CVR does not match the design criteria on page A001. Correct and submit signed and sealed dwgs in duplicate see Section 107 of FBC. Response: Design criteria has been updated. Comment #20: Window and door schedule is incomplete on the plans. No installation method specified. Submit the product approval in duplicate or product review affidavit complete with FL Product Approval or NOA reviewed and stamped by the design professional per 553.842 of FL Statues. Product Appr'I must be highlighted or marked identifying the opening or cladding components with fasteners and design pressures. Response: Product approvals and/or NOAs have been included in the resubmittal package. Comment #21: Note that the comments are for clarification or correction of the submitted documents.
