Pierce, FL 34982 Regarding: AITKENS RESIDENCE COMMENT RESPONSE LETTER Application/Permit No. 1703-0481 15354 Navion Drive Port St. Lucie, FL 34987 Dear Mr. Durden, This letter shall serve as formal response to all attached comments, which are individually addressed as follows (all corrections and additions have been clouded and designated with Revision No. 1): A. BUILDING PERMIT TECHNICIAN —Angela Huff: 1. Comment: Sent customer to ERD. Response: ERD has received application and survey and Ben Balcer signed off on this permit application on April 17. 2. Comment: Documents missing — Need electrical, plumbing and mechanical sub agreements_ Response: This has been discussed with Mr. Durden. These contractors have not been chosen at this time. It has been agreed that this permit will be issued without these agreements. They will be submitted as soon as possible by the General Contractor, once the subcontractors are chosen, well before these particular subcontractors are required to be on site. B. ENVIRONMENTAL REVIEW— Ben Balcer: 1. Comment: Need a copy of the survey showing improvements. Response: ERD has received application and survey and Ben Balcer signed off on this permit application on April 17. Page 1 of 6 C. BUILDING DIVISION —William E. Durden: 1. Comment: Worst case marked yes on the energy calculations. Structure does not meet the requirements of R405.4.2. Please check the orientation of the house for the walls, windows and doors. See Section 405.4.2 Exceptions for the requirements of marking the energy calculations worst case yes. Response: Please see enclosed revised energy and load calculations, which address this comment. 2. Comment: Wall insulation on the energy calculations are different than what is shown on plans. Please correct. See Section 107 of the 2014 Florida Building Code. Response: Please see enclosed revised energy and load calculations, which address this comment. 3. Comment: See wall section of the energy calculations. Wall height is incorrect. Please correct to reflect drawings. See R401.3 of the 2014 Florida Energy Code. Response: Please see enclosed revised energy and load calculations, which address this comment. 4. Comment: See roof section of the energy calculations. Roof type is incorrect. Please correct to reflect drawings. See R401.3 of the 2014 Florida Energy Code. Response: Please see enclosed revised energy and load calculations, which address this comment. 5. Comment: Energy calculations information block at the top of the page are incomplete. See Section 405.4.2 (1) of the 2014 Florida Energy Code. Response: Please see enclosed revised energy and load calculations, which address this comment. 6. Comment: See ceiling section of the energy calculations. Insulation type is incorrect. Please correct to reflect drawings. See R401.3 of the 2014 Florida Energy Code. Response: Please see enclosed revised energy and load calculations, which address this comment. 7. Comment: See wall section of the energy calculations. Wall type is incorrect. Please correct to reflect drawings. See R401.3 of the 2014 Florida Energy Code. Comment: Fire barrier wall from hangar to residence must be from floor to underside of roof deck, meeting the requirements of 412.5.1 fire separation of the 2014 Florida Building Code. Response: Refer to revised sheets A-1, A-5, A-6 and A-7. Barrier walls locations have been adjusted in some areas and apartment perimeter walls now extend to roof deck as shown. 9. Comment: UL # U419 listed on page Al does not match wall assembly shown on page A6. Please show correct wall detail on plans showing 5/8 drywall on both sides of fire barrier as per the UL specifications and how it will be attached at the underside of the roof deck as per Chapter 7 Subsection C703 of the 2014 Florida Building Code. Response: Refer to revised sheets A-6 and A-9, wall assembly modified to match U419 and additional attachment details shown on A-9. 10. Comment: Please show on plans the identification locations as per Chapter 7 section C703.7. Response: Refer to sheets A-1, A-6, A-9 showing fire barrier labeling signage locations. 11. Comment: Please show on plans or submit documentation for the penetration's in the fire barrier meeting the requirements of Chapter 7 Section C714 Subsection 714.3.1. Response: Refer to sheet A-9 detail showing typical fire barrier penetrations systems and requirements. 12. Comment: Please show on plans that the habitable rooms meet the minimum requirements of R303.1 of the 2014 Florida Residential Code. Response: Refer to sheet E-1 added notes regarding the minimum glazing area or artificial lighting requirements for habitable rooms per FBC R303.1. 13. Comment: See C412.5.3 smoke alarms. Smoke alarms must meet the requirements of C907.2.21 of the 2014 Florida Building Code. Response: Refer to sheet E-1, an additional smoke alarm is shown and noted in the hangar which shall be interconnected with the smoke alarms inside the dwelling. 14. Comment: Could not review garage door. No design pressure submitted for the garage door on the certification of compliance sheets. Please correct see Section 107 of the 2014 Florida Building Code. Response: The reference to garage door on the plans is for a future garage door, the intent is to only include additional structural framing as part of the metal building package. In the event this garage is installed in the future it is understood it will require a new permit and subject to review and approval at that time. Page 3of6 15. Comment: Product approval submitted for the walk door from the residence does not show the fire rating or that it was tested for a fire rating meeting the requirements of C412.5.1. Submit the fire rating information for the door specified. Or submit revised product review affidavit and product approvals showing that the door meets the 1 hour rating's C412.5.1 of the 2014 Florida Building Code. Response: Product approval submitted was for the exterior hollow metal door. A separate fire-rated door product submittal is included with this resubmittal for review. 16. Comment: Please add to the plans the Climatic and Geographic Design Criteria Weathering and Termite area in accordance with Table 301.2.(1). Response: Refer to sheet A-1 for note showing Climatic and Geographic Design Criteria items subject to damage from Weathering and Termites as per FBC R301.2(1). 17. Comment: Please show carbon monoxide alarm within 10 foot of each room used for sleeping in accordance with 315.1 of the 2014 Florida Residential Code. Response: Refer to sheets E-1 and E-2 for note calling out combination smoke and carbon monoxide detector on the plan as well as showing this on the legend shown on sheet E-2. 18. Comment: Please show flame spread index and smoke developed index for wall and ceiling finishes in accordance with Section 302.9 of the 2014 Florida Residential Code. Response: On sheet A-1 we added Flame Spread and Smoke Developed Indexes for wall and ceiling finishes per FBC R302.9. 19. Comment: Please show the flame spread and smoke developed index for the insulation as required in Section 302.10 of the 2014 Florida Residential Code. Response: On sheet A-1 we added Flame Spread and Smoke Developed Indexes for insulation per FBC R302.10. 20. Comment: Please show gypsum board materials are in accordance with 702.1 of the 2014 Florida Residential Code. Response: On sheet A-1 in General Note #36 regarding gypsum board was expanded to include that all gypsum board material shall be in accordance with FBC R702.3, and gypsum board used in fire barrier walls shall be type X. 21. Comment: Show flashing detail on plans for all exterior windows and doors. See section R612.10 flashing, sealants, and weather stripping, and R703.8 flashing of the 2014 Florida Residential Building Code. Page 4 of 6 Response: Per phone conversation with Ryan Slattery, the details were part of the original submittal on sheet A-5, it was agreed no further detail or action required. 22. Comment: Concrete note 8 does not match plans. Please furnish the compressive strength of the concrete being used for the floor, foundation, columns and beams being in accordance with 402.2 of the 2014 Florida Building Code. Response: Refer to sheet S-1 corrections to the plan have been made, all concrete shall be 3,000 psi as noted. 23. Comment: Please show on plans the soil density of the pad for the structure. Or submit geotechnical report in compliance with R401 of the 2014 Residential Building Code. Response: We modified Note 6 on sheet S-1 — Foundation Plan to indicate the Presumptive Load Bearing Value of 2,000 PSF for the building pad, based on Table R401.4.1 — Presumptive Load Bearing Values, 2014 Residential Building Code. The existing soils are sandy. 24. Comment: Please note that the comments are for the clarification or correction of the submitted documents. Additional review may be required after submitting corrected documents. Response: Item acknowledged. D. ZONING REVIEW — Lydia Galbraith: 1. Comment: Permit is required to be applied for by a General Contractor when a hangar is larger than 2,000 SF. The permit will move through the review process, however, it will not be issued until we have received a change from the Owner — Builder to a Contractor with a new application signed by the General Contractor. Response: Acknowledged, please see enclosed new Building Permit Application from the General Contractor. 2. Comment: Please provide the proposed finish floor elevation. Both elevation of the hangar and the residential unit are required to meet 18" above the centerline of adjacent road, Navion Road. The benchmark is set at 28.75. Response: Please see revised sheets C-1 and A-1, which now reflect the proposed finish floor elevation. Due to the requirements of the Health Department regarding the septic system, our required floor elevation is well above the minimum requirement. Page 5of6 E. ADDITIONAL CHANGES: 1. We have added a 40'-0" x 10'-0" pre-engineered steel building canopy to this project. Please' see all revised sheets. The canopy has been clouded as a revision. We have also enclosed the revised USA metal building drawings and calculations, reviewed by our office. 2. The French doors have changed to PGT FD5555. The Product Review Affidavit has been revised and is enclosed to reflect this change. The Product Approvals for this door are also enclosed, reviewed and highlighted by me as the Designer- of-Record. Also, please see revised sheets A-2, A-3 and A-5 to reflect this ` change. The energy calculations have also been revised accordingly. 3. Since practically every sheet of this set of drawings was affected, either per comment responses or canopy addition, we have submitted two (2) complete sets of plans with all necessary items clouded to designate the revisions and/or additions.
