Activities Observed:
1. Structural and Waterproofing Repairs
Kimley-Horn conducted a site visitto observe structural and waterproofing repairs on the Best Western
Hotel—Balcony Restoration project. Upon arriving on site,progress work was observed on the North
building. The following observations were noted:
a. Post pocket repairs were completed; however,excess of epoxy and aggregate was not
grinded in multiple locations. Also, railing post were loose in multiple locations. Kimley-Horn
requested Structural to grind excess material to achieve a f lat surface condition and to repair
loose post before applying the waterproofing membrane. (Reference Photo 1)
b. Shrinkage cracks were observed on repair areas. Kimley-Horn recommended to repair cracks
exceed ing 1/16 inches in width with epoxy and to follow surface preparation requirements from
the waterproofing membrane manufacturer for smaller cracks. Also,the perimeter of spall
repairs was routed in multiple areas. Structural shall follow the recommendations provided by
APT Americas in a letter dated January 6, 2021 with additional recommendations about
surface preparation to achieve surface conditions req uired for the application of the deck
coating. (Reference Photos 2&3)
c. Existing railing metal connections were damaged in two locations.Although this issue is not
within the scope of work of the approved restoration plans, Kimley-Horn requested Structural
to notify ownership. Since this is a safety issue the building shall not be occupied until railings
have been repaired at these locations. (Reference Photos 4&5)
d. Several f loor cracks on the East balcony had not been repaired.Contractor shall repair the
concrete cracks following plans and specifications. (Reference Photo 6)
e. One concrete spall at the south east stair was not repaired. Contractor shall repair the
concrete spall following plans and specifications.
