Re: Clarification of McNurlen Farms Non -conforming Lot Status
Dear Mr.
Several recent inquiries into the status of lots in the McNurlen Farms area and more particularly,
the east halves�of lots 10, 11, 14, and 15 of Block 3 of McNurlen Farms, as per plat thereof on file
in Plat Book 4, Page 56, Public Records of St. Lucie County, have caused the County to review
the file and issue this amended letter to clarify the issues involved.
Each of these parcels, the east half of lots 10, 11, 14, and 15, is considered a nonconforming lot
of record. This determination is stated in an April 4, 2003 from Linda Pendarvis to you (copy
attached). Thisl letter also states that the lots are buildable "provided they have either road
frontage or recorded ingress and egress easements to the nearest public road in the original
configuration."

My letter of September 18, 2003 confirms that the Ingress/Egress easement as shown on the
survey provides adequate access to each McNurlen Farms tract.
In summary, these previous letters, in conjunction with the August 12, 2003 of James A. Fowler
(Drawing No. 3776 B-8 EASEMENTS) confirm that the four lots in question are buildable upon
receipt of the required administrative variance for access over the referenced easements. These
variances are Issued through the County Attorney's office as a part of the building permit process.
Please note that this letter does not change any prior statement or opinion of the County, it is
intended only to clarify the status of these lots. I hope this information is useful. Please let me
