THIS WARRANTY DEED is made the a�day of November, 2020, by Dane J.
Williams, a married adult (hereinafter referred to as the "Grantor"), to Dane J. Williams and
Amanda L. Williams, husband and wife, whose post office address is 3333 South Indian River
Drive, Fort Pierce, FL 34982, (hereinafter referred to as the "Grantee").
WITNESSETH, That the Grantor, for and in consideration of the sum of$10.00, and other
valuable consideration, receipt whereof is hereby acknowledged, hereby grants, bargains, releases,
conveys, and confirms unto the Grantee all that certain land situate in the County of St. Lucie, State
of Florida, described as follows:
An undivided 98% interest in and to the and more particularly described on
Exhibit "A" attached hereto and incorporated herein by reference
Subject to all Rights -of -way, Easements, Restrictions, Covenants, Conditions and
Limitations of record, if any.
Grantor herein covenants that the subject property is not the Grantor's homestead or
residence, nor does the herein described property lie contiguous to the Grantor's
homestead or residence.
TITLE HAS NOT BEEN EXAMINED BY SCRIVENER.
TOGETHER, with all the tenements, hereditanients, and appurtenances thereto belonging or
in any manner appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantor hereby covenants with said Grantee that the Grantor is lawfully seized of
said land in fee simple; that the Grantor has good right and lawful authority to sell and convey said
land, and hereby warrants the title to said land and will defend the same against the lawful claims of
all persons whomsoever; and that said land is free of all encumbrances, except taxes accruing
subsequent to DECEMBER 31, 2019.

Legal Description
The North half of Lot 3, of the plat of the subdivision of Government Lot 3, in Section 26, Township
35 South, Range 40 East, as per plat of the property of Moses D. Einsel on file in Plat Book 1, Page
195, of the Public Records of St. Lucie County, Florida, excepting therefrom the rights -of -way of the
Florida East Coast Railway and all tights of way for public roads. And excepting therefrom the
following described property:
LESS PARCEL (1) Beginning at the Southwest comer of Lot 7 of Rio Vista Subdivision, according
to the plat as recorded in Plat Book 9, page 6, of the Public Records of St. Lucie County, Florida;
thence run South 20 ° 58' 10" East, along the Southerly extension of the East right of way line of
South Second Street as shown on the Plat of said Rio Vista Subdivision, a distance of 153.41 feet, to
the South line of the North % of Lot 3, of the plat of the Subdivision of Government Lot 3, in
