3. ARCHITECTURAL AND MECHANICAL DRAWINGS:
A. THE STRUCTURAL DRAWINGS ARE PART OF THE CONTRACT DOCUMENTS AND DO NOT BY THEMSELVES
PROVIDE ALL THE INFORMATION REQUIRED TO PROPERLY COMPLETE THE PROJECT STRUCTURE. THE
GENERAL CONTRACTOR SHALL CONSULT THE ARCHITECTURAL, MECHANICAL AND ELECTRICAL DRAWINGS
AND COORDINATE THE INFORMATION CONTAINED IN THESE DRAWINGS WITH THE STRUCTURAL DRAWINGS
TO PROPERLY CONSTRUCT THE PROJECT,
B. BEFORE ORDERINGS ANY MATERIALS OR DOINGS ANY WORK, THE CONTRACTOR SHALL VERIFY ALL
MEASUREMENTS TO PROPERLY SIZE OR FIT THE WORK, NO EXTRA CHARGE OR COMPENSATION WILL BE
ALLOWED BY THE OWNER RESULTING FROM THE CONTRACTOR'S FAILURE TO COMPLY WITH THIS REQUIREMENT

4, PLYWOOD SHEATHINGS:

USE 8'- O" LONGS X 4'-0" WIDE SHEETS WITH LENGTH ACROSS FRAMINGS.

PANEL EDGES AND END JOINTS,
5, WOOD CONNECTIONS - ALL NAILS USED FOR STRUCTURAL FRAMING
MEMBERS SHALL BE COMMON WIRE, U.N.O. ALL NAILS, TRUSS HANGERS,
TRUSS ANCHORS AND STRAPS SHALL BE GALVANIZED FOR CORROSIVE
RESISTANCE. ALL METAL STRAPS MUST BE INSTALLED WITH EQUAL
LENGTHS ABOUT THE JOINT LINE. USE SIMPSON STRONG -TIE CONNECTOR
PRODUCTS OR APPROVED EQUAL. TOE NAILING WILL NOT BE PERMITTED.
CONCRETE
I, ALL CONCRETE SHALL BE READY MIX AND MEET THE FOLLOWINGS REQUIREMENTS:
A. A MINIMUM COMPRESSIVE STRENGTH OF 3000 PSI e 28 DAYS,
B. SLUMPS SHALL BE 4 INCHES MINIMUM AND 6 INCHES MAXIMUM.
C, CONCRETE SHALL HAVE A MINIMUM OF 3 PERCENT AIR ENTRAINMENT,
D. ALL CONCRETE TO HAVE MAXIMUM WATER/CEMENT RATIO OF 0,55,
E. JOBSITE WATER SHALL NOT BE ADDED,
2. CONCRETE COVER FOR REINFORCING STEEL SHALL BE AS REQUIRED BY
ACI SPECIFICATIONS.
3. ALL BARS SHALL BE LAPED PER THE REQUIREMENTS OF ACI 318 FOR
TENSION LAP SPLICE BUT NOT LESS THAN 48 BAR DIAMETERS UNO.
LAP ALL WWF A MINIMUM OF 12 INCHES UNO.
4, ALL HOOKS SHALL BE PER ACI 318 HOOK REQUIREMENTS BUT NOT

6. ALL REINFORCING; STEEL SHALL BE MANUFACTURED FROM HIGH
STRENGTH BILLET STEEL CONFORMING TO ASTM DESIGNATION A 615

7, AT CORNERS OF CONCRETE BEAMS AND CONTINUOUS WALL FOOTINGS,
PROVIDE MATCHING HORIZONTAL BARS X 5'-0" BENT BAR FOR EACH
HORIZONTAL BAR SCHEDULED AT EACH FACE.
MASONRY
I. MASONRY UNITS SHALL BE
A. LOAD BEARINGS ASTM C 90, NORMAL WEIGHT, AND SHALL BE LAID IN A
FULL BED OF MORTAR IN RUNNING; BOND (UNO),
2. THE COMPRESSIVE STRENGTH OF MASONRY (F'M) SHALL BE 1,500 PSI AS
CALCULATED IN ACCORDANCE WITH ASTM C1314,
3, ALL MORTAR SHALL BE IN ACCORDANCE WITH ASTM SPECS, C210 TYPE M
OR S ONLY,
4, GROUT SHALL BE HIGH SLUMP MIX IN ACCORDANCE WITH ASTM SPECS. C416
AND HAVING A MIN. COMPRESSIVE STRENGTH OF 3,000 PSI
5, PROVIDE 8"x8" MASONRY BEAM WITH 1 "5 CONT, AT EVERY WINDOW SILL.

ELECTRICAL NOTES
Electrical contractor shall comply with the N,E,G, and all
applicable codes or authorities having jurisdiction.
Electrical contractor to coordinate exact locations of all hvac
equip. B it's loads w/ meth, contractor before roughing -in for
proper power and wiring control layout and installation.
All outlets, switches and light fixture locations to be verified
by owner on walk-thru with electrical contractor,
Electrical contractor to sleeve drive and walkways as required
for landscape lighting,
Electrical contractor to provide power as required by pool
contractor for all pool equipment.
Electrical contractor to provide power as required by Irrigation
contractor,
Provide PVC sleeve to inside surface of garage wall for
phone termination, Service must enter inside of garage for

All 110 V, 10, 15 and 20A, receptacles installed outdoors and in

FLUM51NIS NOTES
It shall be the responsibility of the plumbing contractor to
produce an operational system in accordance with these
drawings.
The plumbing contractor shall guarantee the complete system,
parts and labor, for one year after first operation.
Installation and materials shall be in accordance with the Standard
Plumbing Code and all local codes,
Plumbing contractor shall verify location, elevation, and size of
existing mains before installation is started.
Provide vacuum breakers on all hose bibbs and faucets with
hose end connections.
Fixtures shall be protected against water hammer with air chambers
as required by code,
Provide shutoff valves in the potable water supply and each
piece of equipment.
Insulate condensate lines,
All hot and cold water lines shall be copper type "L" for under-
ground and type "M" for above ground installation w/ silver
soldered joints,
GENERAL NOTES:
Contractor, subcontractors, material suppliers, etc, shall make
themselves familiar with the contract documents and shall verify
all dimensions, conditions at jobsite, plans, specifications, etc, as
applicable and report any discrepancies, errors or omissions to
the architect prior to any work being performed, otherwise we
assume no responsibility for any errors and the contractor,
subcontractor, material supplier, etc. shall assume full responsibility
for errors and/or delays and correct them at their own expence
Changes, revisions, or alterations not made by this office in writing
only, will fully, unconditionally and totally release the architect, its
employees, consultants and design professions, from any and all
responsibility.
The architect has not been retained for the supervision or the
administration of the execution of the work of this project,
Each contractor shall be responsible for construction means,
methods, techniques, sequences, and procedures for safety
precautions and shall comply with the requirements of O,S,H,A,
all applicable building codes and all governmental
agencieshaving Jurisdiction,
Each contractor shall make all arrangements for, obtain and pay
for all permits, tests, inspections, and approvals required for his
portion of the work.
All work shall be guaranteed for a period of at least one year
from the date of acceptance.
Stucco shall be two coats approximately 5/0" thick applied to
masonry, 3/4" thick applied to metal lath, Lath shall be flat
expanded diamond mesh galvanized, paper backed, weighing
not less than 3.4 pounds per sq. yard,
Glass shall be float, tinted with shading coefficient of ,11 cat,11,
3/16" tempered for operable glass doors. Tempered glass shall
comply with ANSI-Z 91,1 (all glass at showers/tubs to be tempered),
Caulking using Tremco or eq. silicon -type products shall be
applied at all junctions of wall and window and door frames with
abutting wall surfaces to provide a weathertight water-resistant
installation,
A/C NOTES
It shall be the responsibility of the A/C contractor to produce
an operational system in accordance with these drawings,
The A/C contractor shall furnish installation details and schematics
of all equipment to others who connect to the A/C equipment,
Le, Electrical and Plumbing contractor,
Ductwork shall be 1" thick fiberglass w/ taped joints unless noted
otherwise.
Provide condensate overflow pans under all units installed above
