NOTES:
The south Wall is only load bearing for the Gable end and roof overhang.
DEMOLITION:
1. Demo Interior wall finish as required (max up to 8'-0"+/-)
2. Remove wall insulation
3. Shore up wall/ roof (refer to detail on A-1)
4. Remove the temporary plywood closure panels
5. Remove all damaged stucco as required — probably just above 8 ft AFF.
6. Remove all damaged sheathing- probably just above 8 ft AFF
7. Remove damaged studs, Cut off lower damaged portion & retain upper
portion of studs to sister new studs and attach.
8. And Remove damaged base plate, retain anchor bolts if possible to anchor
new PT plate.
RECONSTRUCTION:
1. Install new dbl. PT 2x base plate anchored into concrete slab @ 4'-0" O.C.
max with existing anchor bolts and/or 5/8"x9" epoxy anchor bolts with min.
6" embedment.
2. Install new studs @ 16" o.c. with Simpson connectors (RSP-4) to bottom
plate and Sister new studs to remaining studs with 3-16d nails at 12". And
frame out openings. Use Simpson Msta18 at headers.
3. Install R-19 insulation into entire wall.
4. Install new 5/8 " CDX sheathing- nailed with 8d galv. Nails @ 6" intermediate
and edge. Do Not cutout framed openings —This will be done in future work.
5. Apply Vapor Barrier—Tyvek or equal. And flashing at corners around all
openings.
6. Install Metal lathe securely anchored to sheathing w/ galy. Staples.
7. Apply 3 coat stucco and paint with elastomeric coating.
8. Install new / replacement windows. Or install temporary plywood filler.
9. Install batt insulation in wall—(R-19 or min. R-11)
10. Install replacement interior wall finish (1/2" Gyp. Bd. Do not spackle joints
