The details are as follows: Carpentry: 1. Reshape existing non-structural exterior and interior arches to eliminate plywood arches. 2. Reshape existing rough -openings of windows to eliminate arches and/or amend windows' opening size/type (replacement windows under permit by others) 3. Construct new kitchen wall(s) after removing existing non-structural walls 4. Install new trim & baseboard throughout, reinstall existing closet systems 5. Remove and replace existing front entry door and two exterior doors. 6. New door hardware throughout. Tile: 1. Remove existing Spanish floor & bathroom tile throughout interior & exterior. 2. Install new porcelain tile throughout house including bathrooms. 3. Raise 1st floor shower floors to handicap height after plumber rough -in of new drains. 4. Install new porcelain tile on pool deck, porch and 2nd floor balcony 5. New marble tile on front entry and hall side sidewalk Plumbing: 1. Amend plumbing for new free standing tub in Bathroom#3. Amend shower and toilet rough -ins. Delete one sink in Bedroom #3's make-up area. 2. Amend shower, sink & toilet rough -ins in Bedroom #2 3. Amend shower and toilet rough -ins in Den bathroom. 4. Amend sink rough -in for new free standing vanity in Powder Room. 5. Amend kitchen plumbing for new kitchen floor plan to include down draft exhaust, disposal, water lines to ice makers & new island sink. (Gas piping permit buy others). 6. Amend sink and washer/dryer rough -ins in laundry room Electrical: 1. Change existing ceiling lighting to new LED fixtures 2. Rewiring as necessary for new low voltage control panel 3. Replace existing receptacles and switches as needed. 4. Replace existing and exterior exterior lighting fixtures 5. Install new fans in Bedroom #2 & 43 6. Replace all existing fans 7. Replace existing Emergency Generator (separate permit by others) Pool area: 1. Minor reshaping of existing pool's steps (separate permit by pool contractor) 2. Enlarge pool deck per Permit Plans 3. Remove existing privacy wall around pool and replace with glass railing. Install glass railing on 2nd floor Master Bedroom balcony's perimeter. 4. Install new linear drain system on pool deck. 5. Replace existing pool equipment and add salt water system. Roof: 1. Install new membrane on 2nd Floor MasterBedroom balcony 2. Remove and replace existing tile roof with new Boral Plantation style roof 3. Remove and replace existing gutters & downspouts Gas: (Permit by Others): 1. Remove and replace existing 30 year old propane tank 2. Run propane line to new Living Room gas fireplace logs 3. Run new propane line to new gas stovetop in new kitchen HVAC: 1. Remove & replace certain ceiling supply registers with linear registers 2. Add UV light, filter racks and air scrubbers on existing AHU's 3. Remove and replace certain ductwork Misc.: 1. New glass shower doors throughout 2. Amend existing landscaping,.Iandscape lighting and irrigation 3. Remove existing screening on porch. Add mechanical screens on porch 4. Stucco repairs and new exterior/interior paint throughout 5. Drywall repairs as needed throughout 6. New Living Room fireplace facade 7. New audio/visual (TV's & internet) 8.
