THIS INDENTURE, Made effective on January 22, 2021 A.D., Between JACQUELINE
J. ARMENTROUT, unmarried widow , of the County of St. Lucie, State of Florida,Grantor, and
JAMES A. WYNNE III and JAMEE ANNE WYNNE, husband and wife, whose address is: 17
Majestic Way, Queen's Cove North Hutchinson Island, FL 34949 of the County St. Lucie, State of
Florida, Grantee.
WITNESSETH that the Grantor, for and in consideration of the sum of TEN & N0/100
($10.00) Dollars, and other good and valuable consideration to Grantor in hand paid by Grantee, the
receipt whereof is hereby acknowledged, has granted, bargained and sold to the said Grantee and
Grantee's heirs and assigns forever, the following described land, situate, lying and being in the
County of St. Lucie, State of Florida, to wit:
Lot C, Block 18, QUEENS COVE UNIT 1, according to the map or plat thereof as recorded
in Plat Book 11, Page 12, Public Records of St. Lucie County, Florida.
Together with a permanent easement for Beach Access to the Atlantic Ocean along the
following described property: The North Five (5) feet of the North 300 feet of the South 900
feet of that part of Government Lot 1, Section 23, Township 34 South, Range 40 East, lying
East of State Road AIA, for ingress and egress to the Atlantic Ocean.
SUBJECT TO:
(1) Comprehensive land use plans, zoning and other land use restrictions, prohibitions
and requirements imposed by governmental authority;
(2) Restrictions and matters appearing on the Plat or otherwise common to the
subdivision;
(3) Outstanding oil, gas and mineral rights of record, if any, without right of entry;
(4) Unplatted public utility easements of record; and
(5) Taxes for the 2021 tax year and subsequent years.
and the Grantor does hereby fully warrant the title to said land, and will defend the same
against lawfiA claims of all persons whomsoever.
