1 Job Description:
Southeast General Contractors Group, Inc (AKA the Contractor) proposes to build a new custom home for Paul
Charette and Pam Paysner (AKA the Owners) located at 633 SE Hidden River Drive, Port St Lucie, Florida 34983.
The new home shall be built according to the plans and specifications provided by Charette International
Architecture Inc., Dated 618/2020, Sheets / CVR, Notes, SP1, SP2, Al-A5, S1-S4, S5-S7, E1-E2, P1-P3, M1-M2
The Contractor will act as the Project Manager for the construction of the new custom home. Contractors
responsibilities are as follows:
1. Apply for the master permit and subcontractor permits
2. Help the Owners with the bid process
3. Qualify the subcontractor's bids
4. Contract directly with the subcontractors
5. Collect licenses and insurance certificates from the subcontractors
6. Collect release of liens and pay the subcontractors
7. Oversee and coordinate the construction and secure the Building Department inspections
8. To review and submit invoices to the Owner for work performed by the subcontractors
The Contractor will provide the above described services for Cost Plus Twelve Percent (12%) for all labor, material,
equipment and fixtures. It is the Owners responsibility to make timely payments to the Contractor.

General Terms and Conditions
1. Labor Warranty 1 years on workmanship.
2. Southeast General Contractors Group, Inc shall not be held responsible for damage caused by hurricanes,
tropical storms, tornadoes, earthquakes, fires, floods or other causes beyond the reasonable control of the
Contractor. It is the Owners responsibility to provide a Builders Risk Policy.

3 In the event there is a Homeowners Association, the Homeowner is responsible for notifying the Contractor and
assumes responsibility to get arp, ,vats from the Homeowners Association. TMi,_ �5ntractor will provide samples
if requested by the Homeowner.
4. If the client is referred to an attorney for collection, then client agrees to pay all fees incurred in the collection of
the payment due plus all court costs and attorney's fees. Entire Agreement - This Contract, from the time it
shall take effect, shall supersede any and all prior Agreements whether claimed to be oral or in writing. The
parties have incorporated in this Contract their entire understanding. No oral statement or prior written matter
extrinsic to this Contract shall have any force or effect
We hereby propose to furnish labor and materials complete in accordance with the above specifications, for the
sum of:
Cost Plus Twelve Percent (12%) for all labor, material, equipment and fixtures
All material is guaranteed to be as specified. All work to be completed in a workman like manner according to standard
practices. Any alteration or deviation from above specifications involving extra cost, will be executed only upon written orders,
and will become an extra charge over and above the estimate. All agreements are contingent upon strikes, accidents or delays

to acceptance within 10 days and is void thereafter at the option of the undersigned.
