Dear Sir:
As requested, KSM Engineering & Testing has performed a preliminary subsurface
investigation at the referenced site. Presentation of the data gathered during the
investigation, together with our geotechnical related opinions, are included in this report.
Site Location:
The approximately nine acre site is located 600 feet south of the intersection of 25th Street
and West Midway Rd in St. Lucie County, Florida. At the time of drilling, surface
conditions varied across the site. There was an existing man-made pond located at the
north-west corner of the property and a paved road traveling through the site. The
remaining area was divided into 15 separate lots. Several lots were cleared with multiple
feet of fill, while other lots were heavily wooded with no fill. The eastern property boundary
slopes towards the St. Lucie River.
Project Description:
It is our understanding, that a single-family residential development is planned to be
constructed on the site consisting of 15 residential units. We anticipate the pavement
areas will be subject to mainly automobile and light truck traffic. The goal of our
investigation was to determine the suitability of the subsurface conditions to support one-
or two-story residences.
We estimate several feet of fill may be brought onto the site to level the existing grade.

The scope of our study consisted of the following:
1. Performed Standard Penetration Test (SPT) borings at specific locations requested
by the client.
2. Measured the groundwater level at each boring.
3. Evaluated the existing soil conditions with respect to the proposed construction
along with our conclusions.
4. Prepared this report to document our findings.
Site Investigation:
The site investigation program consisted of performing six (6) SPT borings to depths of 10
feet. The SPT borings were performed within Lot 1, Lot 6, and Lot 14 and between Lots 8
& 9 and Lots 9 & 10. The locations of the borings are indicated on the attached Boring
Location Plan.
The SPT borings were completed in accordance with procedures described in ASTM D-
1586. A standard 1.5 inch I.D., 2 inch O.D. split-spoon sampler is driven into the soil by
successive blows of a 140 pound hammer freely falling 30 inches. The number of blows
required to drive the sampler 1 foot, after seating 6 in., is designated the Penetration
Resistance, or "N" value. At regular intervals the sampler is extracted from the ground and
opened to allow visual examination and classification of the retained soil sample. Also, the
groundwater table was allowed to stabilize and the depth of the groundwater elevation
recorded from existing grade.
The records of the soils encountered, the penetration resistances, and observed
groundwater level are shown on the attached logs.

Engineering Evaluation and Conclusions:
Based on the information obtained from this site investigation we are pleased to offer the
following evaluations:
The boring logs indicate the subsurface soils in the proposed project area vary across the
site. The soils encountered across the site were typically suitable for construction however
in the location of boring B-3 a near surface layer of unsuitable soil was encountered.
Provided that our site preparation recommendations are followed, the lots tested are
suitable to support one- or two-story residential structures.
Please refer to the following sections for specific information for each boring.
B-5 & B-6 (Located within Lot 1):
Soils encountered in borings B-5 and B-6 consist mostly of fine-grained clayed sand. "N"
values recorded during the boring operation indicate the existing soil density is loose near
the surface and becomes medium dense below. The loose soils near the surface can
easily be compacted at the time of the site preparation work. Therefore, it is our
professional opinion that the subsurface soils in this location are suitable to support a one
to two story residence provided that our “General Lot” typical site preparation
recommendations are followed. Please refer to the soil boring logs for specific information
relative to the soil description.
B-4 (Located within Lot 6):
Soils encountered in boring B-4 consist mostly of fine-grained sand, fine-grained clayed
sand and clay. "N" values recorded during the boring operation indicate the existing soil
density is medium dense. Therefore, it is our professional opinion that the subsurface soils
in this location are suitable to support a one to two story residence provided that our
“General Lot” typical site preparation recommendations are followed. Please refer to the
soil boring logs for specific information relative to the soil description.
B-1 (Located within Lot 14):
Soils encountered in boring B-1 consist mostly of fine-grained sand, fine-grained clayed
sand and clay. "N" values recorded during the boring operation indicate the existing soil
density is medium dense. Therefore, it is our professional opinion that the subsurface soils
in this location are suitable to support a one to two story residence provided that our
“General Lot” typical site preparation recommendations are followed. Please refer to the
soil boring logs for specific information relative to the soil description.

B-2 and B-3 (Located between Lots 9 & 10 and Lots 8 & 9, respectively):
Soils encountered in borings B-3 consist mostly of slightly clayed fine-grained sand, and
fine-grained clayed sand. Shell fragments were also encountered. However, in the location
of B-3, an unsuitable layer of soft clayed silt was encountered at a depth ranging from 1 to
5 feet below existing grade. Determining the exact horizontal boundaries of this layer of
clayed silt was not part of this study. Below the unsuitable soils, a medium-dense layer of
fine-grained clayed sand was found. Please refer to the soil boring logs for specific
information relative to the soil description.
The soft layer of clayed silt would cause settlement to a planned structure in this location.
This settlement, in our opinion, would be too excessive and beyond the general accepted
safe limits for the structure. Therefore, our recommendations are concerned with
removing the unsuitable soft layer and replacing it with compacted sand—refer to the
“Near Surface Unsuitable Soil” typical site preparation recommendations. Please refer to
the boring logs for specific information relative to the soil description.
“Near Surface Unsuitable Soil” Site Preparation for Single Family Residence:
The proposed building area and areas to be paved, plus a minimum margin of seven feet
beyond the proposed residence shall be stripped and grubbed of surface debris, including
vegetation, roots and organic matter. Stumps shall be removed entirely.
Excavate the clayed silt from within the proposed building area and areas to be paved plus
a minimum margin of seven feet beyond the perimeter of the proposed residence. Based
on the boring log from B-3 the excavation of approximately 5 feet of soil would be required.
All over-excavation of unsuitable soils, replacement, and compaction of suitable clean fine
sand backfill material should take place in the “dry”. It is important on this project to have
the removal of the unsuitable layer inspected to ensure all unsuitable material is removed.
After the unsuitable soils have been removed the site may be filled to the desired grades.
Structural fill shall consist of clean granular sand containing less than 5% material passing
the U.S. Standard No. 200 mesh sieve for the first 4 feet. After the first 4 feet the site fill
shall consist of clean granular sand containing less than 10% material passing the U.S.
Standard No. 200 mesh sieve. Fill should be placed in layers of 12 inches in thickness.
Compact each lift to at least 95 percent of its modified Proctor value (ASTM D 1557). We
do not recommend using heavy vibratory equipment on this site due to the proximity to the
neighboring structures.
Regardless of if the existing lots are at grade, we recommend that the top one to two feet
of material under the residence be a fine-grained sand with less an 10% fines. This is due
to the current onsite material being extremely moisture sensitive and during the rainy
season, the current top layer of clayed material will hold the moisture at the surface.
We recommend field density tests be performed at appropriate times during the earth work
operations in order to verify that the site has been properly constructed.

Due to the high water table at some of the lots, temporary dewatering may be necessary in
order to achieve excavation and compaction specifications. The actual method of
dewatering should be determined by the contractor. We suggest drawing down the water
table below the bottom of excavations to avoid compaction related problems.
After excavating for the footings, the disturbed footing subgrade should be recompacted to
95 percent (minimum) of its modified dry Proctor value. This can be best achieved by
making several passes with a relatively light-weight walk-behind vibratory sled or roller.
“General Lot” Site Preparation for Single Family Residence:
The proposed building area and areas to be paved, plus a minimum margin of five feet
beyond the proposed residence shall be stripped and grubbed of surface debris, including
vegetation, roots and organic matter. Stumps shall be removed entirely. The building area
should be graded level and proofrolled. Any soft yielding areas shall be excavated and
replaced with clean compacted fill. Sufficient passes should be made during compaction
operations to produce a density no less than 95 percent of its modified dry Proctor value to
a depth of two feet.
After the exposed surface has been proofrolled, the building and pavement areas may be
filled to the desired grades. The fill material shall consist of clean granular sand containing
less than 10% material passing the U.S. Standard No. 200 mesh sieve. Place structural fill
in loose layers of 12 inches in thickness and compact each lift to at least 95 percent of its
modified dry Proctor value. We do not recommend using heavy vibratory equipment on this
site due to the proximity to the neighboring structures.
Regardless of if the existing lots are at grade, we recommend that the top one to two feet
of material under the residence be a fine-grained sand with less an 10% fines. This is due

Excavation:
Excavations should be sloped as necessary to prevent slope failure and to allow
backfilling. As a minimum, temporary excavations below 4-foot depth should be sloped in
accordance with OSHA regulations. Where lateral confinement will not permit slopes to be
laid back, the excavation should be shored in accordance with OSHA requirements.
During excavation, excavated material should not be stockpiled at the top of the slope
within a horizontal distance equal to the excavation depth. Provisions for maintaining
workman safety within excavations is the sole responsibility of the contractor.

Closure:
For the site, if the allowable bearing pressure, settlement estimations, and foundation
recommendations are required, then additional borings can be performed.
This report has been prepared in accordance with generally accepted soil and foundation
engineering practices based on the results of the borings and the assumed loading
conditions. No warranties, either expressed or implied are intended or made. This report
does not reflect any variations which may occur between the borings. If variations appear
evident during the course of construction, it would be necessary to re-evaluate the
recommendations of this project. Please note that the recommendations in this report are
subject to change upon completion of additional borings.
Environmental conditions, wetland delineation, water quality, and municipal requirements
are not a part of this report.
