In regard to the permit comments for the above referenced project, I am writing to clarify the comments
received on August 4,2020. Response and comments are listed below.
Plans Examiner - Plumbing
1. Comment: NEED 1 HI AND LOW DRINKING FOUNTAIN PER 410.3 FLORIDA PLUMBING CODE 6TH EDITION
Response: P000 and P101 are revised to include Hi/Lo drinking fountain requirement.
2. Comment: A DRY WELL CAN ONLY BE USED FOR CONDENSATE DISPOSAL. NEED A SEWER LINE AND
CONNECTION FOR THE DRINKING FOUNDTAINS OR AN APPROVED SYSTEM PER CHAPTER 13 OF THE
FLORIDA PLUMBING CODE 2017 6TH EDITION.
Response: The drywell usage here is intended for clear-water waste which we propose is similar to
the condensate. The nearest building sewer is much too far from the drinking fountain locations to
be able to meet the required invert elevation. Calling for a sewer line connection would prompt
the project to have a lift station installed for (2) drinking fountains. We are proposing the dry well
usage as an alternative design solution similar to a remote park structure where it is not feasible to
have a sewer connection. See attached for a certification letter from the civil engineer regarding
the soils being acceptable for the drywell application.

Response: Plumbing fixture occupancy table added to Sheet A000 Project information sheet.
Occupancy for the existing sales center building to remain and the pickleball courts are included.
Sports courts are calculated at 100sf/person, which amounts to approximately 8 players/court. This
allows for (2) sets of teams per court for occupancy.

EQUIPMENT INCLUDED IN CONTRACT. ALL MATERIAL SHALL BE NEW FROM A U.S. MANUFACTURER OF GOOD QUALITY. ALL WORK SHALL BE
PERFORMED IN A WORKMANLIKE MANNER BY SKILLED TRADESMEN.
8.ENGINEER OF RECORD RECOGNIZES THE GENERAL CONTRACTOR AND ALL OTHER CONTRACTORS TO BE LICENSED IN THE STATE OF FLORIDA.
GENERAL CONTRACTOR SHALL CONSIDER THE PROJECT AS ONE SET OF DOCUMENTS. GENERAL CONTRACTOR SHALL PROVIDE AN ENTIRE SET OF
DOCUMENTS SHOWING ALL TRADES TO EACH SUBCONTRACTOR PRIOR TO BIDDING AND CONSTRUCTION. GENERAL CONTRACTOR SHALL

ENGINEER OF ANY DISCREPANCIES.
12.WATER DISTRIBUTION PIPING SHALL BE PEX, PVC, OR HDPE.
13.ALL PVC SHALL BE SOLID CORE NO CELLULAR CORE.
14.ALL FIXTURES MUST BE PROVIDED WITH READILY ACCESSIBLE STOPS AND APPROPRIATELY MARKED ACCESS PANELS. COORDINATE LOCATIONS
WITH GENERAL CONTRACTOR PRIOR TO INSTALLATION.
15.PLUMBING CONTRACTOR SHALL GUARANTEE ALL MATERIALS AND WORKMANSHIP FREE FROM DEFECTS FOR A PERIOD OF NOT LESS THAN ONE (1)
YEAR FROM DATE OF ACCEPTANCE BY OWNER. CORRECTION OF ANY DEFECTS SHALL BE COMPLETED WITHOUT ADDITIONAL CHARGE AND SHALL
INCLUDE REPLACEMENT OR REPAIR OF ANY OTHER PHASE OF THE INSTALLATION WHICH MAY HAVE BEEN DAMAGED.
16.UNLESS OTHERWISE INDICATED ON THE PLAN, THE SOIL, WASTE AND STORM WATER PIPING SHALL BE PVC ABOVE SLAB AND PVC BELOW SLAB
AND FOR VENT PIPE ABOVE A TRAP. PVC MAY NOT BE USED THROUGH RATED ASSEMBLIES OR IN RETURN AIR PLENUMS. WASTE PIPING FOR
WATER DISCHARGED FROM DISHWASHER OR ANY APPLIANCE HANDLING WASTE WATER OVER 140° SHALL HAVE A DRAIN TEMPERING VALVE TO
PRIOR TO ITS DISCHARGE ONTO THE MAIN BUILDING WASTE LINE.
17.PROVIDE ACCESS PANELS FOR ALL CONCEALED VALVES.
18.ALL CONTROL VALVES SHALL BE TAGGED AND MARKED. A REPRODUCIBLE DIAGRAM LOCATING ALL VALVES SHALL BE PROVIDED FOR
OWNER/OPERATOR.
19.PROVIDE ANGLE STOPS ON ALL WATER SERVICE LINES TO FIXTURES FOR INDIVIDUAL SHUT-OFF.
20.DRYWELL LOCATIONS INDICATED ON THE CONSTRUCTION DOCUMENTS ARE APPROXIMATE. THE CONTRACTOR SHALL COORDINATE WITH THE
ARCHITECT AND THE CIVIL ENGINEER PRIOR TO PLACEMENT AS REQUIRED.
21.PLUMBING CONTRACTOR SHALL PROVIDE ENGINEER WITH AS-BUILT DRAWINGS UPON COMPLETION.
22.UNLESS OTHERWISE SPECIFIED, THE PLUMBING CONTRACTOR SHALL PROVIDE MOTOR STARTERS AS REQUIRED FOR ALL PLUMBING RELATED
EQUIPMENT. THE STARTERS SHALL BE MATCHED TO THE EQUIPMENT AND THE SERVICE VOLTAGE. PHASE LOSS MONITORS/PROTECTION SHALL BE
REQUIRED ALL THREE PHASE EQUIPMENT. COORDINATE PRIOR TO ORDERING/PURCHASING/INSTALLATION.
