In reference to the Plan Review Coml ents by Planning & Zoning staff completed, I am respectfully submitting
this letter addressing the comments as well as (2) Two Signed and Sealed, Revised copies of the affected sheets as
outlined below. All affected sheets have been clouded as Delta #1 in the Title Block of each sheet:
Plans Examiner:
Comment #1: Please remove all references to future habitable space uses below FFE/ DFE, as this is prohibited
by FBC 3109.4.2, R3i22.3.4, & R322.3.5.
Response #1: Please see revised sheets A001 a, A001 b, P201, & P202 showing the removal of habitable space
below FFE/ DFE.
Comment #6: Please correct garage separation note on sheet A001b regarding ceiling drywall type &
thickness.

Comment #7: Please show all a/c. generator, pool & all other equipment pads elevated above BFE.

Zoning Review:
Comment # 1: Garage slab not meeting the min. elevation required by FDEP permit.
Response #1: The FDEP permit did not indicate correctly the garage slab elevation however, in the approved
plans stamped by FDEP the garage slab is noted to be 5.84 N.A. V.D. and the upper slab to be 7.01
N.A. V.D.

Comment #2: Height restrictions will be calculated from the min. required height. of first structural beam + 2'
beam allowance + 35' max. height (151.51 NAVD + 2' + 35' = 52.51' NAVD mean height highest roof.

Response 92: Spoke to Ms. Galbraith regarding this comment. It was intended to be used if the garage floor slab
needed to be raised per comment #1 above. The garage slab does need to be raised, therefore, this comment is no
longer pertains.

In response to comments generated regarding the piping plans for the referenced project, please see the below
responses.
Plumbing Comments
1. The ground level should not have habitable space please remove future bedrooms, wic and bathrooms
from the plans. First habitable floor should be above 15.51'navd.and bathrooms from the .plans. First
habitable floor should be above 15.51'navd..
Response: Please see updated plans on sheets P201, 202 that have removed reference to future
services in question.
