1. CONTRACTOR'S WORK SHALL COMPLY WITH ALL GOVERNING FEDERAL, STATE, AND LOCAL LAWS, STATUTES,
ORDINANCES, REGULATORY CODES AND INSURANCE RATING BOARDS.
2. CONTRACTOR SHALL BE RESPONSIBLE FOR ALL PERMITS AND A CERTIFICATE OF OCCUPANCY FOR THE
WORK PERFORMED UNDER HIS CARE.
2A. NO WORK SHALL COMMENCE PRIOR TO OBTAINING A CITY PERMIT
3. ALL CONSTRUCTION WORK SHALL BE PERFORMED IN A FIRST-CLASS WORKMANLIKE MANNER AND SHALL BE
IN GOOD AND USEABLE CONDITION AT THE DATE OF COMPLETION. CONTRACTOR SHALL REQUIRE ANY ENTITY
PERFORMING ANY SUCH WORK TO GUARANTEE THE SAME TO BE FREE FROM ANY AND ALL DEFECTS IN
WORKMANSHIP AND MATERIALS FOR (1) YEAR FROM THE DATE OF SUBSTANTIAL COMPLETION THEREOF.
CONTRACTOR SHALL ALSO REQUIRE ANY SUCH ENTITY TO BE RESPONSIBLE FOR THE REPLACEMENT OR
REPAIR, WITHOUT ANY ADDITIONAL COST OF ANY AND ALL WORK DONE OR FURNISHED BY OR THROUGH SUCH
ENTITY WHICH MAY BECOME DEFECTIVE WITHIN (1) ONE YEAR AFTER SUBSTANTIAL COMPLETION OF WORK.
THE CORRECTION OF SUCH WORK SHALL INCLUDE, WITHOUT ADDITIONAL COST, ALL EXPENSES AND DAMAGES IN
CONNECTION WITH SUCH REMOVAL REPLACEMENT OR REPAIR OF ANY PART OF THE WORK WHICH MAY BE
DAMAGED OR DISTURBED THEREBY. ALL WARRANTIES OR GUARANTEES AS TO MATERIALS OR WORKMANSHIP
WITH RESPECT TO OWNER'S WORK SHALL BE CONTAINED IN THE CONSTRUCTION CONTRACT OR SUBCONTRACT
WHICH WILL BE WRITTEN SO THAT SUCH WARRANTIES OR GUARANTEES SHALL BE INSURED TO THE BENEFIT OF
BOTH OWNER AND PURCHASER AS THEIR RESPECTIVE INTERESTS APPEAR AND CAN BE DIRECTLY ENFORCED BY
EITHER.
4. THESE DRAWINGS REFLECT AS BUILT CONDITIONS BASED ON INFORMATION SUPPLIED BY OWNER AND SITE
OBSERVATION, THE ARCHITECT MUST BE NOTIFIED IMMEDIATELY OF ANY DISCREPANCIES BETWEEN THESE
DRAWINGS AND EXISTING CONDITION PRIOR TO BEGINNING THE WORK. NO DEVIATION FROM WORKING
DRAWINGS AND SPECIFICATIONS WILL BE PERMITTED WITHOUT PRIOR WRITTEN APPROVAL OF ARCHITECT AND
OWNER.
5. CONTRACTORS SHALL BE LICENSED AND BONDED TO PROVIDE SERVICES WITHIN THE COMMUNITY OF THE
AUTHORITY HAVING JURISDICTION. CONTRACTOR SHALL ALSO INCLUDE ALL NECESSARY INSURANCE COVERAGE
TO INDEMNIFY THE OWNER, ARCHITECT AND AGENTS THEREOF FROM DAMAGES RESULTING FROM THE
PERFORMANCE OF CONTRACTOR'S WORK.
6. THE CONTRACTOR IS RESPONSIBLE FOR THE REMOVAL OF ALL BUILDING MATERIAL AND/OR CONSTRUCTION
DEBRIS FROM THE SPACE AND KEEP THE JOB AREA CLEAN DAILY. THE OWNER, ARCHITECT AND AGENTS
THEREOF SHALL ASSUME NO RESPONSIBILITY FOR THE DISCOVERY, PRESENCE, HANDLING, REMOVAL OR
DISPOSAL OF HAZARDOUS MATERIALS OR ASBESTOS. CONTRACTOR TO NOTIFY THE OWNER IMMEDIATELY IF
SUCH MATERIALS ARE DISCOVERED. THE ENTIRE PROPERTY AREA AFFECTED BY NEW WORK SHALL BE
TURNED OVER TO THE OWNER IN A CLEAN CONDITION WITH FINAL PERMITS AND CERTIFICATE OF OCCUPANCY
ISSUED AT PROJECT CLOSEOUT.
7. CONTRACTORS SHALL PROVIDE ALL MATERIALS, EQUIPMENT, TOOLS, TRANSPORTATION AND LABOR
REQUIRED TO COMPLETE THE SCOPE OF WORK IDENTIFIED WITHIN THESE DRAWINGS.
8. PRIOR TO START OF WORK, GENERAL CONTRACTOR (G.C.) SHALL REVIEW THESE CONSTRUCTION
DOCUMENTS AND THE PRINTED SCOPE OF WORK TO BE PERFORMED UNDER THE CONSTRUCTION CONTRACT
WITH A DULY AUTHORIZED REPRESENTATIVE OF THE LANDLORD. SCOPE OF WORK AVAILABLE FROM LANDLORD'S
REPRESENTATIVE.
9. CONTRACTORS SHALL VISIT SITE TO REVIEW EXISTING CONDITIONS AND SCOPE OF WORK PRIOR TO
SUBMITTING BID.
10. GC SHALL FIELD VERIFY ALL DIMENSIONS AND CONDITIONS PRIOR TO ORDERING NEW MATERIALS, FINISHES,
EQUIPMENT AND FIXTURES.
11. GENERAL CONTRACTOR REMAINS SOLELY LIABLE AND RESPONSIBLE FOR THE FOLLOWING:--IDENTIFICAITON
OF ANY AND ALL HAZARDOUS MATERIALS, INCLUDING BUT NOT LIMITED TO ASBESTOS -LADEN MATERIALS AND
FUEL CONTAMINATION --THE ADEQUACY AND INTEGRITY OF ANY AND ALL STAGING, SCAFFOLDING, SHORING
AND FORMWORK. --ANY AND ALL JOB SITE SAFETY PROGRAMS. --VERIFICATION OF ANY UNDERGROUND
UTILITIES.
12. ALL WORK SHALL HAVE A ONE YEAR WARRANTEE FROM THE TIME OF PROJECT CLOSE OUT.
13. ALL WORK SHALL BE COMPLETED IN STRICT ACCORDANCE WITH MANUFACTURERS SPECIFICATIONS,
GUIDELINES, AND RECOMMENDATIONS.
14. NO PRODUCTS CONTAINING ASBESTOS OR ANY OTHER HAZARDOUS MATERIAL SHALL BE SPECIFIED FOR
NOR USED DURING CONSTRUCTION OF THIS FACILITY.
15. CONTRACTOR TO VERIFY EXISTING CONDITIONS AND REPORT ANY DISCREPANCIES TO ARCHITECT PRIOR TO
ANY CONSTRUCTION.
16. ALL PRODUCT APPROVALS MUST CARRY THE ARCHITECTS REVIEW STAMP AND BE SUBMITTED TO THE CITY
WITH THE PERMIT DOCUMENTS.
19. CONTRACTOR SHALL FIELD VERIFY THE EXISTING FLOOR SLAB FOR MINIMUM THICKENS REQUIREMENTS
20. ALL WOOD IN CONTACT WITH MASONRY TO BE PRESSURE TREADED (P.T.)
22. EGRESS DOOR HARDWARE SHALL COMPLY WITH FBC 2020, ALL DOORS SHALL BE ARRANGED TO BE
OPENED READILY FROM THE EGRESS SIDE. LOCKS, IF PROVIDED, SHALL NOT REQUIRE THE USE OF A KEY,
TOOL, SPECIAL KNOWLEDGE, OR EFFORT FOR OPERATION FROM THE INSIDE OF THE BUILDING.
28. THE CONTRACTOR WILL ASSUME FULL RESPONSIBILITY, INCLUDING RESPONSIBILITY FOR ALL RELATED
COSTS, FOR ANY AND ALL WORK DONE WITHOUT THE APPROVAL OF THE ARCHITECT IF SUCH WORK IS IN
CONFLICT WITH THE CONTRACT, DRAWINGS, OR SPECIFICATIONS.
29. SHOP DRAWINGS SHALL BE REVIEWED AND NOTED BY THE GENERAL CONTRACTOR PRIOR TO SUBMITTAL
TO THE ARCHITECT FOR APPROVAL AND PRIOR TO RETURNING TO THE FABRICATOR.
30. SUBSTITUTIONS: NO SUBSTITUTIONS ARE PERMITTED EXCEPT IN AN EFFORT BY THE CONTRACTOR TO
MATCH EXISTING ITEMS; A SUBMISSION MUST BE APPROVED IN WRITING BY THE ARCHITECT AND / OR THE
INTERIOR DESIGNER RESPECTIVELY. THE CONTRACTOR SHALL:
A PROVIDE PROPER DOCUMENTATION FOR THE SUBSTITUTION NA TIMELY MANNER.
B) INDICATE THE BENEFIT TO THE OWNER IN WRITING.
31. THE CONTRACTOR WILL PRODUCE AS -BUILT DRAWINGS OF THE MECHANICAL, PLUMBING, AND ELECTRICAL
WORK, WHICH WILL BE DELIVERED TO THE ARCHITECT FOR SUBMISSION TO THE OWNER UPON COMPLETION OF
THE WORK. MODIFICATIONS TO THE ARCHITECTURAL AND MEP DOCUMENTS NOT PREVIOUSLY APPROVED BY THE
OWNER SHALL BE PAID BY THE GENERAL CONTRACTOR
32. THE CONTRACTOR WILL BE REQUIRED TO DELIVER TO THE ARCHITECT FOR SUBMISSION TO THE OWNER:
RELEASES AND WAIVERS OF LIENS, CLAIMS, SECURITY INTERESTS OR ENCUMBRANCES ARISING OUT OF THE
CONTRACT TO THE EXTENT AND IN SUCH FORM AS MAY BE DESIGNATED BY THE OWNER. RETAINED
PERCENTAGE WILL NOT BECOME DUE UNTIL THE CONTRACTOR HAS SUBMITTED SUCH RELEASES TO THE
ARCHITECT.
33. A COPY OF FINAL INSPECTION CERTIFICATE SHALL ALSO BE TURNED OVER TO THE OWNER/CLIENT
BEFORE FINAL PAYMENT WILL BE MADE.
34.THE CONTRACTOR SHAL FURNISH ALL SPECIAL INSPECTIONS THAT ARE REQUIRED BY ANY SECTION OF THE
FLORIDA BUILDING CODE (FBC 2017 SECTION 110.
