Here is the excerpted section of the code from 311.2 311.2Moderate-hazard storage, Group S-1. Storage Group S-1 occupancies are buildings occupied for storage uses that are not classified as Group S-2, including, but not limited to, storage of the following: · Aerosol products, Levels 2 and 3 · Aircraft hangar (storage and repair) While the zoning and use of the property is residential and this structure will ultimately be used as a residential hangar, the structure does not appear to meet the requirements of section 412.5.5 to be considered as a residential hangar under the governing building code in order to utilize section 412.5 for a residential hangar. The hangar needs to comply with the applicable sections of section 412 of the 7th edition of the Florida Building Code – Building. I have spoken with Andy regarding the plan review comments. We will not be treating this as a commercial structure, it is considered residential as the property is located in a residential zoning and commercial uses are not permitted. With this said, we cannot apply section 412.5 of the code as the building appears to exceed the limitations. 412.5.5Height and area limits. Residential aircraft hangars shall be not greater than 2,000 square feet (186 m2) in area and 20 feet (6096 mm) in building height. Please ensure the appropriate sections of section 412 of the FBC-B are applied to the plans and we will complete the review accordingly. Thank you for your assistance in getting this permit issued.
