We are in receipt of the St. Lucie County Building Department plan review comments dated
0 February 4, 2021, and have reviewed them and offer the following response to each comment:
}> 1. Please provide a floor plan of the existing conditions. Additional plan review may be

FEB t,:$ 2021- R: Refer to attached photos (CD) of previously existing conditions. New
j construction to replace original conditions prior to water damage.
2. Bedrooms/Sleeping Rooms require an emergency escape rescue opening directly to the
outside and smoke alarms inside and outside of the room (R 310, R314, R315)
R: This building renovation is considered a Level 2 Alteration per 2017 FBC
Existing Building. FBC- Existing Building 701.2 provides for an exemption: An
existing building or portion thereof shall not be altered such that the building
becomes less safe or energy efficient than its existing condition.
3. Please provide electric load calculations for new appliances. (FBC A107.2.1)
R: Electric appliances were existing and are being replaced due to water damage.
4. Sent to Zoning Dept. for review to verify second Kitchen.
R: Acknowledged
5. Provide detail to repair trench in concrete for new plumbing (FBC A107.2.1)

R: All sanitary and supply piping is existing. No concrete cutting or new below
slab piping is required.
6. Documents missing: Plumbing riser, mechanical plans, Manual S, J & D, Energy
Calculations required when converting non -air conditioned space to conditioned space.

R: All plumbing is existing; Existing space is presently conditioned and the
existing unit is operational; AC diffusers to be reinstalled once the drywall
ceiling is replaced
