License No.: 66116 Work Inspected: Existing_single-family home REPORT 1. Methodology and Inspection procedures Visual inspection of an existing single-family home was rendered in order to get acquaintance of the existing conditions of the house,the scope of works included under this legalization, its structural safety and soundness, according with the Florida Building Code 2014 and the St.Lucie County Building Department. Per attached letter received from the Bldg.Dept., dated 5/3/2017,the review comments read "Please submit complete scope of work to include electrical,plumbing,windows,etc-FBC-107" First of all,a walk-thru was rendered along with the owner as to know the kind of job that was being performed,what was existing and what was new. Next, an architectural survey was carried out as to get a graphic idea of the house, its spaces,dimensions and location of the works being executed. This survey was made only as a refined sketch,but it does not be considered an exact survey,but enough for the scope of this permit. There were no plans, drawings or any other graphic information available. Notes and pictures were taken for documenting this report and show the nature of renovation works of this project by following the guidelines and regulations of FBC-2014. All basic information was gotten directly from the owner and through visual observation of the components inspected. Since this was not an invasive inspection, some concealed elements or components of the house could not verified. In such cases, a rational analysis was used for inferring unknown features. From the above, it is stated that this inspection report does not cover in depth certain items, like verification of foundations,verification of wind resistance of windows,among others,due to lack of information, impossibility to open concealed spaces or making further investigations beyond the scope of work of this permit. Findings These are the key points inspected in the existing building: (a)-Structure: The entire house is a made of wood with the following characteristics: (1)-Foundations: they couldn't be observed completely,but they are made up of concrete blocks constructed on compacted base for supporting of house structure; (2)-Floor deck made up of 2x12 joists spaced at 16"O.C. and supported on main beams. The floor deck is 30"above the ground elevation and the crawl space underneath is well ventilated for preservation of structure;(3)-2x6 standard walls provided with footer, double header and studs spaced at 16: O.C.duly fastened to floor deck; (4)- roof structure:not fully visible from inside,but it is likely made up of 2x8 rafters evenly distributed along each gable and braced internally at corners and central intersection. Rafters in this type of construction are joined to a central 2x10 ridge and fastened with nails.No hurricane straps were confirmed. Rafters to bearing walls connections are probably nailed to header with overlapped wood pieces. The structure seems to be stable and sound. It does not show signs of failure,deterioration or degradation of wood. As far as it was visible shows wood members in good condition. (b)- Windows and doors Both exterior doors are hurricane and impact rated. Certification seals are visible on the door frames. They are wooden with steel sheet front face and edges. They are in good conditions and are correctly installed within strong bucks. All windows are single-hung type,they are of three different size, and seem to be new or of recent construction. They are in general in good condition,though bucks must be reinforced with additional nails or wood screws for providing better contact and support to the wall framing. None of them bear certification of quality for which it is not possible to attest their hurricane or missile impact resistance. (c)-Interior finishes The existing interior finishes are as follows: (1)-T&G wood flooring in good condition to remain; (2)-3/4"wood slates nailed to wall framing,which is going to remain as substrate of the new'/z"gypsum board furring; (3)-3/4"wood slates ceiling to remain for being used as substrate of the new%2"gypsum board furring. All interior fmishes,except flooring will be renovated and of course,part of the scope of work of this project. (d)-Exterior finishes The existing exterior finishes are as follows: (1)-Overlapped horizontal wood slates siding painted in white; (2)-Wooden grid cover all the way along the crawl space;(3)-50%ventilated Page 2 of 13 ARTECH DESIGNERS & ENGINEERS , LLC artechdesigners@gmail.com 362 Monaco H, Delray Beach, Florida 33446 Tel: 561-929-2134 aluminum soffit under all overhangs; (4)-Grey painted wooden frames around windows and - doors. (e)-Roofing Roofing substrate couldn't be verified,but it would be probably made of wood planks or plywood. Waterproofing couldn't be verified because it was concealed under the existing asphalt shingle tiles. The roofing seems old,probably of to years or over,its condition is fairly good, there are no signs of detachments,destruction or missing pieces,and there are not either interior signs of water leaks, stains or similar damages that may reveal waterproofing failure. (�- Ventilation The structure is well ventilated: (I)-the attic is provided with two big ventilation grids that allow air to cross through the attic from north to south fagades; (2)-The entire roof is well ventilated too,thanks to the 50% aluminum ventilation soffit;and(3)-The crawl space under the entire house is also well ventilated,because there is a 30"space well protected with a wooden grid cover that allow moisture balance and fresh air all the time under the floor deck structure. (g)-Insulation Roof insulation was evidenced to be fiberglass battered insulation,but rating was not possible to determine. However, it extends over the entire roof and seems to be well.installed. (h)-Plumbing Water system was partially inspected in the bathroom,kitchen and shed. It seems to be installed in PVC coming from the municipal service. The existing water heater which feeds the house is located in the shed. The drainage system services the bathroom and kitchen and is provided with individual ventilation pipes that emerge through the roof. (i)-Electrical system The electrical system is controlled from the main panel located outside the house,on the north fagade. It seems properly installed and shows identification of each circuit. There is also installed the breaker to control the service line to the shed. All receptacles and ceiling light sockets are existing to remain,only their covers and lamps shall be new. The distribution of receptacles are correct to Code in all spaces. Now there are not GFI outlets at bathroom and kitchen,but the Owner is advised of this requirement. Functioning of electrical system was not part of this inspection,though it couldn't be tested because there were no lights installed.
