WARRANTY DEED
This indenture made on December 18, 2020, by Christopher Blaine Bohan and Diane Dobrow
Bohan, husband and wife whose address is: 66 Jameson Road, Newland, NC 28657 hereinafter
called the "grantor",
to Paul Mitchell Bobo and Melissa Ann Bobo, Husband and Wife, whose address is: 4955 S
Indian River Drive, Port St. Lucie, FL 34982 , hereinafter called the "grantee":
(Which terms "Grantor" and "Grantee shall include singular or plural, corporation or individual, and either sex, and shall include
heirs, legal representatives, successors and assigns of the same)
Witnesseth, that the grantor, for and in consideration of the sum of Ten Dollars, ($10.00) and other
valuable considerations, receipt whereof is hereby acknowledged, hereby grants, bargains, sells, aliens,
remises, releases, conveys and confirms unto the grantee, all that certain land situate in St. Lucie
County, Florida, to -wit:
That certain portion of Lot 1 of J. ALBERT FISHER property, as in plat Book 4, Page 92 and being that
part of the South 10 acres of Government Lot 2, Section 36, Township 35 South, Range 40 East, lying
East of the FEC Railway, St. Lucie County, Florida, said portion being more particularly described as
follows:
Commencing at the Point of the Intersection of the Dixie Highway with the Southerly boundary line of said
Lot 2; thence running in a Northerly direction by and with the Westerly said of Dixie Highway 179.5 feet;
thence running in a Westerly direction parallel with the Northerly boundary line of said Lot 2, a distance of
258.8 feet to a point 50 feet Easterly from a point on the Westerly boundary line of said Lot 2, which said
latter point is 50 feet Southerly from the Northwest corner of Lot 2; thence Southerly parallel with the
Westerly boundary line of Lot 2, a distance of 175.7 feet to the Southerly boundary line of Lot 2; thence
running Easterly by and with said boundary line of Lot 2, a distance of 261.5 feet to Dixie Highway, the
original point of beginning.
Also, all of that part of said Lot 2, lying Easterly of said Dixie Highway and Southerly from a line beginning
at a point on the Westerly boundary of said Dixie Highway 179.5 feet Northerly along said Westerly
boundary from the Southerly boundary of said Lot 2, and run thence Easterly parallel with the Northerly
boundary of said Lot 2, to the Indian River;
LESS AND EXCEPT: Special Warranty Deed (2/28/61)- O.R. Book 5, Page 294 - Rubi G. Jackson a
widow to state of Florida for the use and benefit of the State Road Department of Florida; and
LESS AND EXCEPT: That part of Lot 2, excepting therefrom the West 50 feet as measured along the
South line of said Lot 2, of J. ALBERT FISHER'S property, according to the Plat thereof, as recorded in
Plat Book 4, Page 92, public records of St. Lucie County, Florida; lying within 33 feet of the South line of
Section 36, Township 35 South, Range 40 East, said Section line being the baseline of survey, according
to the right-of-way map of section 94530 2151, State Road S-712, filed in the Office of the Clerk of the
Circuit Court, St. Lucie County, Florida.

Subject to all reservations, covenants, conditions, restrictions and easements of record and to all
applicable zoning ordinances and/or restrictions imposed by governmental authorities, if any.
Together with all the tenements, hereditaments and appurtenances thereto belonging or in any
way appertaining.
To Have and to Hold, the same in fee simple -forever.
And the grantor hereby covenants with said grantee that the grantor is lawfully seized of said
land in fee simple; that the grantor has good right and lawful authority to sell and convey said
land; that the grantor hereby fully warrants the title to said land and will defend the same against
the lawful claims of all persons whomsoever; and that said land is free of all encumbrances except
taxes accruing subsequent to December 31st of 2020.
