LUCIE WORKS Board of County April23, 2021 Commissioners Villadelta Construction Corp., LLC 1425 SE Village Green Drive Port St. Lucie, FL 34952 RE: Finished Floor Waiver Chris Dzadovsky Dear Mr. Castillo, DISTRICT 1 Chair Please accept this letter in response to your request received April 22, 2021 to waive the required finished floor elevation of 18" above the crown of the adjacent road. The waiver request is for a proposed single family residence located at 2430 Noble Oaks Lane, Ft Pierce, Sean Mitchell FL 34982. DISTRICT 2 Pursuant to Section 7.04.0l.C.3 of the St Lucie County Land Development Code, the Vice -Chair Planning and Development Services Director has the authority to grant administrative relief, when topographical conditions are such that compliance with this subsection would be impracticable or cause grade level conditions detrimental to adjacent or nearby property, Linda Bartz consistent with the intent of the Flood Protection regulations and any.other applicable portion DISTRICT 3 of this Code. The Planning and Development Services Director has granted your request for administrative relief of the finished floor elevation based on the following determinations: Frannie Hutchinson DISTRICT 4 1. The property is located within flood zone X. 2. The elevation of the center line of the adjacent road is 6.93' NAVD. 3. The contractor can create sufficient slope on the driveway and surrounding areas, moving the water to the community's certified storm water management system. Cathy Townsend 4. There is a .52 difference between the crown of the road and the top of the valley gutter DISTRICT 5 (where the water will be carved away to the stormwater management system). The proposed residence is 1.6'-1.7' above the top of the valley curb in front of the residence. 5. Noble Oaks Estates is a private community which maintains its own roadway and certified storm water management system. Approved construction documents for this Administration community provide proposed finished floor elevations from the design professional for all lots. This approval does not in any way constitute authorization to begin construction. Prior to the Howard Tipton commencement of any construction on this property, an application for specific building COUNTY permit must be obtained from this department.
