HomeMy WebLinkAbout0 COR LETTER Villadelta Construction Corp., LLC April 22, 2021 1425 SE Village Green Drive Port Saint Lucie, FL 34952 Saint Lucie County Planning and Development Leslie Olsen, AICP RE: Noble Oaks Estates Lot#1 - FFE Permit#2101-0339 Pereira Residence Ms. Olsen, In an effort to effectively remedy the concerns of plan review, we worked closely with David Hays so we could present a site plan that would address any potential drainage concerns; we believe the most recent site plan does just that. While considering our request, please keep in mind, Noble Oaks Estates is a private community which maintains it's own roadway and certified storm water management system; and approved construction documents for this community provide proposed FFEs from the design professional for all lots. We are requesting relief from the 18" crown of the road for the following reasons: 1. We can create sufficient slope on the driveway and surrounding areas, moving the water to the community's certified storm water management system; we provided a site plan with proposed grades and percentage slopes. 2. There is a .52' difference between the crown of the road and the top of the valley gutter (where the water will actually be carried away quickly to the stormwater management system). We are 1.6' - 1.7' above the top of valley curb in front of the residence. 3. The current proposed FFE for Lot#1 is .6' above the FFE indicated on the approved development construction documents.
