A1A, FT. PIERCE, FL 34949 SLC BUILDING PERMIT NUMBER: 2103-0590 PROJECT NAME: Ocean Harbor N. Condos – Bldg. A DATE: May 6, 2021 CLIENT: Elliott Merrill Community Management LOCATION: Ft. Pierce, FL CONTRACTOR: Structure-Con PROJECT MGR: Mr. Khris McConnell INSPECTED BY: Todd Rhoten WEATHER: Sunny WORK INSPECTED: Units 215/315, 315/415, 415/515, 811 OBSERVATIONS: Units 215/315, 315/415 & 415/515 • Shoring is in place as specified on the permit drawings. • The contractor has chipped and removed all loose concrete adjacent to the sliding glass doors. • The deteriorated areas require a full-depth repair. • Corrosion was found on the slab reinforcing bars as well as the top beam reinforcing under the sliding glass door track. • The doors were not removed, but access to the interior of the unit was necessary to place the form boards. RECOMMENDATIONS: Units 215/315, 315/415 & 415/515 • Place additional reinforcing bars lapped with the existing. • All bars shall be power tool cleaned and painted with a corrosion inhibitor. • Form and pour repair areas with a high strength repair mortar and provide proper clearance for all reinforcing bars. OBSERVATIONS: Unit 811 • There is a visible ceiling spall and cracks at the north end of the balcony edge supporting the perimeter parapet wall. • The contractor removed the loose stucco and exposed visible corrosion in the bottom reinforcing bars. • We inspected the roof and parapet wall above and found (3) areas where water is ponding under the roofing membrane, which appears to be contributing to the concrete deterioration. RECOMMENDATIONS: Unit 811 • Shore the balcony edge at 4-feet maximum. • Have a licensed roofing contractor repair the roof membrane along the parapet wall. • Repair the ceiling in 2-foot sections between post shores and relocate shores where the slab is being repaired. All work to date is in compliance with recommendations as indicated in the permitted documents. ______________________________ _________________________________ Michael Lue, P.E.
