We completed the research requested for the referenced property and have determined
that it is a nonconforming lot of record. The lot is nonconforming because it does not
have frontage on a County dedicated road. This requirement is waived and a single
family dwelling may be constructed on the property subject to providing a recorded
easement or other form of access to a County dedicated road acceptable to the County
Attorney. All other applicable Zoning and Building Code requirements must bT met.
An administrative variance will be processed when a building permit is applied for at
which time the County Attorney's Office will review the easement or access. The fee for
this variance is currently $50.00.
