SCOPE (BY AREA)
ALL AREAS (1053 SQFT INTERIOR, 96 SQFT BALCONY)
Remove all window coverings
Remove all carpeting and tilework
Remove all popcorn and slick -finish ceiling
Remove all existing baseboards and replace with wide base
ESTIMATE

All interior doors stay. Closet shelving will be done by others. New locks and stops to be installed at no charge.
Replace mismatched outlets and switches with new Decora style
Install floor sound control and anti -crack membrane throughout condo.
Install ceramic tile throughout, including balcony
Paint ceiling, walls & trim
KITCHEN
Remove existing countertops, sink & faucet, cabinets and appliances including garbage disposal
Remove hallway/kitchen wall section, starting from door header nearest electrical panel. Trim down passthru
partition to bring wall to same height as new cabinets. Remove chase above stove cabinets. Re-route AC
ductwork. Wire for 4 LED wafer lights to replace fluorescent fixture. Repair drywall.
Replace shut off valves and drain pipes
Install Shaker white cabinets with 42" wall cabinets, new faucet with braided stainless steel supply lines, new
pulls/handles. Countertops to be installed by others. Re -install garbage disposal and water filtration system.
Install backsplash.
Appliances to be installed by others.
DINING, LIVING ROOM, HALL
Replace existing light fixtures.
Install 6 LED wafer lights.
HALL BATH
Remove vanity, toilet, medicine cabinet, mirror, light and bath hardware.
Remove shower curtain hardware and wall tiles to which it was attached. Replace tiles using stored tiles.
Keep pedestal sink. Install satin nickel faucet.
Install new Kohler Highline toilet and new supply line.
Install new mirror, medicine cabinet, vanity light and satin nickel hardware (towel bar and ring and toilet paper
holder).
Install clear glass frameless shower door with satin nickel trim.
HALL BEDROOM
Install wiring for ceiling fan. Repair drywall. Install ceiling fan.
Move designated outlet upward to power wall -mounted TV. Remove existing cable and patch hole.
MASTER BATH
Remove vanities, toilet, medicine cabinets, mirrors, lights and bath hardware.
Replace shower floor tiles.
Replace shut off valves and drain pipes
Install new vanity matching kitchen cabinets. Vanity top and undermount sink to be installed by others. Install
satin nickel faucet.
Install new Kohler Highline toilet and new supply line.
Install new mirror, medicine cabinet, vanity light and satin nickel hardware (towel bar and ring and toilet paper
holder).
MASTER BEDROOM
Install wiring for ceiling fan. Repair drywall. Install ceiling fan.
Move designated outlet upward to power wall -mounted TV. Remove existing cable and patch hole.
Move cable wire to master bedroom closet (upper wall section by door).
