We completed the research requested for the referenced property and have determined it to be a
nonconforming lot of record. The nonconformity is lack of road frontage. This requirement is
waived and a recorded easement providing ingress and egress access to the property from a public
road would be acceptable. Therefore, a single family dwelling and permitted accessory structures
may be constructed on this property subject to meeting all applicable AR-1 zoning and building code
requirements.
Please note that when a building permit is applied for an Administrative Variance will be processed
and reviewed by the County Attorney's Office for the easement due to lack of road frontage. There
will be a $50.00 fee for the Administrative Variance.
A septic tank permit is required when submitting an application for a building permit therefore it is
suggested that you contact the Health Department before making your final development plans.
