RESTRICTIVE .COVENANTS
The deed of conveyance from seller to Buyer shall impose the following
restrictive covenants upon the Property and any lots thereof which shall be covenants'
running with such Property and lots, to-wlt:
1, Mobile Homes or Trailers. No mobile. home or trailer shall be utilized as a
permanent residence or otherwise maintained upon the Property of any lot for more
than a. period of three (3) years from the initial conveyance of such Property.
2. Nuisances. No noxious or offensive activity shall be carved on upon the Property or
any1ot thereof, nor shall anything'be done thereon which is, or may become, an
annoyance to the. neighborhood. Owners of the Property or dots thereof shall
maintain such property in such manner so as not to create a health or fire hazard.
3. Garbaae.and Refuse Disposal. Neither the Property norany lot.thereof shall be
used or maintained as a.dumping ground for refuse or trash. Garbage orother
waste shall be kept in appropriate containers with tight fitting covers. If available,
owner(s), shall use a collection service that shall collect garbage and trash, _paying
the reasonable.charges which may be made by such collection service.
4. Swans Disposal. No individual sewage disposal system shall be permitted upon
the Property or any lot thereof unless such system Is designed, located and
constructed in accordance with the requirements, standards, and recommendations
of the Florida Department of Health and has been approved by all, appropriate
governmental authorities, including St. Lucie County.
5. No M•n n . Neither the Property nor any lot thereof shall be used for the purpose of
mining, quarrying, or exploring for purpose of removing,oilk gas or other
hydrocarbons, or minerals, rocks, stones, gravel or earth. Provided, however, -that
this restriction shall not be deemed'to prevent the excavation of ponds' for aesthetic
or recreational purposes with use of fill material needed to Increase elevation in aid

agric rltural/residential purposes provided, however, that nothing contained herein
shall prevent owner(s) from maintaining a garderi for private consumption or from
keeping animals, livestock or poultry upon the Property or any lot thereof, all In
keeping with zoning requirements of the St. Lucie County Development code or any
other applicable law, rule or ordinance.
7. Amendment and Tgrmination. These restrictive covenants may be'amended from
time to time or terminated by instrument duly recorded among the Public Records of
St. Lucie County, Florida, executed by grantor/declarant. When grantor/declararit
has conveyed all contiguous lands owned by-grantoddeclarant subject to these
restrictive covenants, these restrictive' covenants may be amended or terminated by
similar Instrument executed by all owners holding under grantor/declarant pursuant
to deeds of conveyance containing these restrictive covenants.
