PDS ORDER 2021-019 FILE NO.: MH-2202125965 AN ORDER GRANTING APPROVAL FOR A CLASS A MOBILE HOME IN THE AG-5 .(AGRICULTURAL - 5) ZONING DISTRICT LOCATED ON CARLTON ROAD, ST. LUCIE COUNTY, FL WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the request of Kasandra & Christopher Fasnacht and made the following determinations: 1. Kasandra & Christopher Fasnacht requested a Class A Mobile Home Permit to be defined as a detached single-family (guest house) dwelling unit in the AG-5 (Agricultural — 5) Zoning District for a 20-acre property described below and depicted on Exhibit.A. 2. On March 19, 2021, mail notices were sent to all owners of property within 500 feet of the subject property. Within (14) calendar days of mailing the notifications, no written objections were received by the Planning and Development Services Department. 3. Staff has performed a detailed analysis of the request and determined it to be consistent with Section 11.05.02. — Class A Mobile Home Permits, of St. Lucie County Land Development Code. The analysis is found in the Planning and Development Services Director Memorandum entitled fFasnacht 899332'�acltorrRD;(Gues_ t House ,' Class A Mobile Home Permit dated April 19, 2021. NOW, THEREFORE, BE IT ORDERED: A. The St. Lucie County Planning and Development Services Director hereby approves the request of Kasandra & Christopher Fasnacht to define a Class A Mobile Home as a detached single-family (guest house) dwelling unit, on the property described in Part B, subject to the following conditions of approval: 1. Within 60 days of issuance of a vegetation removal permit or exemption, all Category I invasive species shall be eradicated from the site. 2. Within 90 days of this approval, the applicant/property owner shall submit building permits to the St. Lucie County Permitting/Building Department for the carport, 22' X49' metal building, shed, and any other unpermitted structures on the subject property. B. The property on which this Class A Mobile Home Permit is being granted is described as follows: Legal Description: THE NORTH 342.29 FEET OF THE SOUTH 3425.96 FEET OF THE WEST ONE-HALF OF SECTION 34, TOWNSHIP 36 SOUTH, RANGE 38 EAST. LESS THE WEST 100 FEET THEREOF, AND LAND LYING AND BEING IN ST. LUCIE COUNTY, FLORIDA. Parcel I D#: 3234-231-0002-000-2 File No.: MH-2202125965 PDS Order 2021-019 Page 1 C. The developer is advised as part of this Class A Mobile Home approval, including any successors in interest, the developer shall obtain all applicable development permits and construction authorizations from the appropriate state, federal and local regulatory agencies including, but not limited to, the United States Army Corps of Engineers, the Florida Department of Environmental Protection, and South Florida Water Management District, and the St. Lucie County Environmental Resources, Public Works and Building Departments prior to the commencement of any development activities on the property described in'Part B. Issuance of this permit by the County does not in any way create any rights. on the part of the developer to obtain a permit from a state or federal agency and does not create any liability on the part of the County for issuance of this permit if the developer fails to obtain requisite approvals or fulfill the obligations imposed by a state or federal agency or undertake actions that may result in a violation of state or federal law. D. A copy of this Order shall be attached to the building permit, which shall be placed on file with the St. Lucie County Planning and Development'Services Department. E.
