1. Construction shall follow Florida Building Code as adopted by the
County or City in which the building is to be constructed with all
applicable amendments.
2. The Contractor , Subcontractor , Supplier , Etc shall verify all
dimensions conditions at the jobsite plans and Specific 'tions.
3. All written dimensions on these drawings take precedence over
scaled dimensions
4. Structural features not detailed on these plans will be ad ressed
by the - engineer as construction progresses.
STRUCTURAL NOTES
1. Design Loads:
Roof (DL+LL)= 50 PSF
Wind Velocity 163 MPH Supporting Structure (Fastest Mhe)
2. Soil Bearing Capacity 2500 PSF with Compaction Test Result
of more than 95%.
3. All Structure Concrete and Grout shall have a minimum compressive
Strength of 3000 PSI at 28 days
4. Slab/Footings to be concrete with minimum compressive Strength of
2500 PSI at 28 days . See plans for size and steel requ rements.
5 Minimum Concrete rotection for reinforcement Bars:

6. Lap all reinforcing Steel a minimum of 48 bar diameters.
7. All Standard Lumber shall be SPF, or stud grade with minimum

GENERAL NOTES:
1-The contractor shall provide all labor ,materials, connectors , supplies and shall perform
all operation for the complete and total installation of all construction work shown and
or implied on the drawings , including but not limited to the following any appliance
and/or if called for in detail , without additional cost to the owner.
2-The contractor shall verify dimensions and job conditions prior to submitting bids and
report to the engineer any discrepancies and/or omissions which would interfere with the
satisfactory completion of the work , as detailed on the drawings and or specified herein.
3-Drawings are not to be scaled for accuracy of placement or location due the nature of
reproduction process. Improper placement shall be the responsibility of the contractor to
repair,
4-All work shall be of sound construction, consistent with the best building practices of the
individual trade.
5-All materials shall be new and unused (unless otherwise noted for relocation or installation)
All defective materials furnished and/or installed by the contractor shall be removed and
replaced at the contractor's expense without delay of work.
6-All materials or equipment utilized on the job shall comply with the requirement of the
latest edition of the APPROVED Local Building Code , The National Electrical and Plumbing
Codes , Disability Act , Florida Access Code and all Local Codes and Ordinances as may
apply to any portion of the work .
7-The contractor shall remove any debris as it accumulates and shall not allow discarded
materials to accumulate. Each Sub -contractor shall be responsible to police their area
of work and pick up their discarded materials and waste .
8-All necessary inspection certificates , permits and licenses as may be required are to
be obtained at the contractor's expense .
PLUMBING NOTES
-The work shall comply with all Federal, State, County and Local Law Regulations and
Ordinances affecting the work , to include "The Standard Building Code" ,The Standard
Plumbing Code", "The Standard Mechanical Code" and all Local & State Codes in force
at the time of construction.
-Make all connections to existing water and sewer utilities as may be required, modify
the existing utilities as may be required to make the necessary connection.
-Provide all excavation and backfilling as required . Lay underground piping only on
tampered well connected soil -fill to meet required compaction.
-Water piping, fittings and connection shall be type "K" copper tubing below grade and
type "L" above grade .
-Insulate all hot water piping with ARMAFLEX H , 1 inch minimum thickness.
-Potable water system shall be soldered with "NO LEAD" solder.
-Clean and flush all piping and fixtures .
-Sterilize all potable water piping systems to meet AWWA C160-54 and flush test all
systems .
-Test all systems , test water piping to 150 PSI with valves full open.
-Test DWV piping to 10 feet water head

WITH 2O17 (FBC) FLORIDA BUILDING CODE AS APPLICABLE FOR THE SPECIFIC

EMBOSSED SEAL OF THE DESIGN ENGINEER. THE ENGINEER DOES NOT
ACCEPT TOTAL RESPONSIBILITY FOR ALL DESIGN/SPECIFICATIONS RELATIVE TO
THIS ENTIRE STRUCTURE & SPECIFIC SITE LOCATION INCLUDING BUT NOT
LIMITED TO ELECTRICAL,, PLUMBING, HVAC SURVEY INSPECTIONS, ENERGY
CODE GRAVITY LOADS AND SO FORTH UNLESS OTHERWISE REFLECTED OR
INDICATED ON THE PLAID
MATERIALS/COMPONENTS GENERALLY CONSIDERED AS MANUFACTURED OR
PREFABRICATED ARE NOT A PART OF THE ENGINEER'S CERTIFAICATION .
MATERIAL APPROVALS SUCH AS BUT NOT LIMITED TO TRUSSES, TRUSS
OVERHANGS, HEADERS, WINDOWS, GARAGE DOORS , LINTELS , WINDOWS
GLAZING , HURRICANE ANCHORS ALUMINUM SOFFITS/FASCIA, DOORS,
SLIDING AND FRENCH DOORS ARE NOT PART OF THE ENGINEER'S
CERTIFICATION AND SHALL BE APPROVED BY THE MANUFACTURER OR
VENDOR WHEN REQUIRED BY LOCAL BUILDING CODE.
FINAL DESIGN OF PLUMBING, ELECTRICAL AND HVAC DESIGN THAT MAY
BE REFLECTED ON PLANS SHALL BE THE RESPONSIBILITY OF OTHERS
AND SHALL BE INSTALLED BY THE APPROPRIATE SPECIALTY CONTRACTORS
THESE CONTRACTORS ACCEPT RESPONSIBILITY FOR FINAL DESIGN AND
CONSTRUCTION UNLESS OTHERWISE NOTED.
VERIFICATION OF ALL DIMENSIONS BEFORE ORDERING MATERIALS AND
START CONSTRUCTION IS THE RESPONSIBILITY OF THE APPLICABLE
