Our scope of work includes the following: General notes: 1. Supervision 2. Architectural drawings 3. Permit fees to Saint Lucie County Building Department 4. Notice of Commencement recording fees to Saint Lucie County. 5. Disposal fees for all materials included. 6. NO CONCRETE FLOOR CUTTING OR TRUSS MODIFICTIONS IN THIS SCOPE OF WORK 7. Floor and dust protection Close up areas with plastic to help eliminate dust travel. Lay drop cloths down on all floors 8. Flooring: a. Install client supplied wood flooring b. Build up floor from kitchen to sun porch to eliminate uneven existing surface 9. Painting scope: a. New drywall for walls & ceiling as well as where walls are being removed: All new drywall to be hung will be taped and finished to get a smooth level 4 finish. Will apply one coat of High Build primer before the finish paint. b. Ceilings: Living room, kitchen, dining room, hallway through the bedrooms, guest bedroom, office, laundry room, master bedroom, bathroom & sun porch will receive two coats of finish paint MasterHide flat c. Walls: as mentioned above excluding office, powder bath & guest bath will receive two coats of finish paint Cashmere Interior eggshell d. Trim: Doors, casing, baseboards & wrapped columns will receive two coats of finish paint proClassic semi -gloss oil -base. e. All material will first be preped, filled, sanded and caulked. 10. Clean up - Final clean up by professional cleaning crew Initial- N Entry) Living room J Sunroom: 1. Demo: Brick around fireplace, window coverings Leave existing tile floors 2. Framing: a. Close in two window openings left and right of fireplace. b. Frame wall to the right of fireplace to be deeper to accommodate new cabinets. c. Frame around fireplace to accept new moldings once brick is removed. d. Install furring strips on walls and ceiling of sunroom. e. Frame living room cathedral ceiling - peak to be centered on fireplace 3. Drywall: a. Install new drywall in sunroom on ceiling and walls b. Install new drywall on Y2 of peaked living room ceiling as needed. c. Install new drywall to cover existing openings left & right of Fireplace. d. Repair drywall as needed 4. Columns: Three in living room & five in sunroom: to be trimmed like cabinet door style a. Columns to be painted same color as interior trim molding 5. Beam: Build beam in center of peak of living room ceiling. a. Finish: To match island cabinets: Flagstone (grey) 6. Fireplace & bookcase wall: a. Install new moldings on fireplace face b. Install new base cabinets to the left and right of fireplace 7. Countertop: Install: a. Material to be used as counter tops in living room cabinets as well as hearth at floor level 8. Electric: Sunroom: a. Add additional (8) outlets b. Add (3) paddle fan outlets c. Add (6) 6" recessed cans/LED trims d. Add (7) electric outlets for new motorized shades Living room: a. Add TV receptacle at fireplace b. Replace (9) trims with standard LED trims 9. Tile: Purchase and install: a. Decorative tile at fireplace in herringbone pattern 10. Cabinet hardware: a. Knobs for doors Initial: 3 11. Paint: a. Paint all walls, ceiling, trim & doors Kitchen / Dining Room f Breakfast Room: 1. Demo: Remove existing cabinets, counter tops, and plumbing. Remove peninsula walls. Remove soffit above existing upper cabinets. Remove pocket door into entry of kitchen. Remove dropped above kitchen & dining. 2. Framing: a. Re -frame ceiling over dining / kitchen to be the same height as current dining ceiling b. Frame in partial wall where new beverage station is going c. Frame new counter height wall at island for plumbing and electrical to be placed d. Reframe opening into kitchen 3. Electric: a. Add 6" cans/LED trims with dimmer b. Add pendant outlets with dimmers c. Relocate refrigerator, dishwasher & disposal power to new island d. Relocate existing power for new cooktop e. Add microwave/oven outlet, wine cooler & hood outlet f. Change backsplash outlets to be Legrand undercabinet receptacles g. Install LED tape under upper cabinets on dimmer h. Install two plug strips with USB ports on either side of the island i. Install outlet inside mixer cabinet at island j. Add outlet in cabinet above oven/microwave for TV 4. Plumbing: a. Relocate water lines for refrigerator and dishwasher b. Relocate kitchen sink drain line into island using existing drain through floor location Purchase and install: a. Faucet b. Apron sink c. Waste flange d. Air switch e. Garbage disposal S. Cabinetry: Install new Cabinets. Main wall cabinets: a. Door: Sonoma b. Finish: White with brushed vintage pewter - satin finish Island cabinets: a. Door: Sonoma b. Finish: Maple Flagstone - satin finish Initial 4 6. Countertop: Install new countertop Quartz per layout 7. Cabinet hardware: a. Knobs for doors b. Pulls for drawers c. Appliance pulls 8. Tile: Purchase and install the following: a. Main splash: 4" x 12" on brick joint pattern b. Backsplash behind cook top & coffee area to be herringbone pattern 9. Paint: a. Paint all walls, ceiling, trim & doors Master Bedroom/Master Bathroom: 1. Demo: Bedroom: Remove closet walls and closet shelving Bathroom: Bathtub, shower walls, shower floor & shower plumbing fixtures only. Remove soffit over vanity, large mirrors and (2) sink faucets only Keep dry floor, cabinets, tops & plumbing (including toilet and bidet) 2. Framing: Build new walls for larger closet Build shower bench in new larger shower Reframe ceiling where soffit over vanity has been removed Frame in recessed ceiling at entry of master bedroom - for ceiling to be flush See drawings for measurements of these walls 3. Shower: Purchase and install: a. New Wedi system on shower walls and floor. 4. Electric: Master bedroom: a. Move (2) Y2 switched receptacles to new bed location b. Add TV outlet c. Move wires for new bathroom door location Master bathroom: d. Replace 6" can trims to LED e. Add Vapor proof recessed 6" LED trim over new shower f. Add switch and LED strip to new linen closet g. Install LED trims in new larger closet with switch in master closet Initial: 5 h. Install new receptacles on new closet wall, per code i. Install 1receptacle in closet specifically for iron 5. Plumbing: Move plumbing supply lines for new shower location Use drain at current bathtub for new shower Cap off plumbing and drain at existing shower Purchase and install: a. (2) Widespread faucets in existing countertops b. 10" rain head c. Wall arm for rain head d. Hand shower e. Shower slide bar f. Hose for hand shower g. Shower valve h. Shower valve trim i. Doors: Masonite solid core doors - Single Panel Livingston style -13/4" thick Pocket doors will remain 13/8" thick - will reuse existing track Purchase and install: a. Office b.
