AN ORDER GRANTING APPROVAL FOR A CLASS A MOBILE
HOME IN THE AG-5 (AGRICULTURAL - 5) ZONING DISTRICT
LOCATED AT 2465 SOUTH BROCKSMITH ROAD, ST. LUCIE
COUNTY, FL
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
request of Theresa & Joseph Crespi and made the following determinations:
Theresa & Joseph Crespi requested a Class A Mobile Home Permit to be defined as a
detached single-family (guest house) dwelling unit in the AG-5 (Agricultural — 5) Zoning
District for a 9.53-acre property described below and depicted on Exhibit A.
2. On June 7, 2021, mail notices were sent to all owners of property within 500 feet of the
subject property. Within (14) calendar days of mailing the notifications, no written objections
were received by the Planning and Development Services Department.
3. Staff has performed a detailed analysis of the request and determined it to be consistent
with Section 11.05.02. — Class A Mobile Home Permits, of St. Lucie County Land
Development Code. The analysis is found in the Planning and Development Services
Director Memorandum entitled Crespi Guest Home — Class A Mobile Home Permit dated
July 1, 2021.
NOW, THEREFORE, BE IT ORDERED:
A. The St. Lucie County Planning and Development Services Director hereby approves the
request of Theresa & Joseph Crespi to define a 30ft. X 68ft. Class A Mobile Home as a
detached single-family (guest house) dwelling unit on the property described in Part B,
subject to the following conditions of approval:
Prior to any soil disturbance or removal of any vegetation, issuance of a Vegetation
Removal Permit or Exemption is required and shall be issued concurrently with a building
permit.
2. Prior to issuance of a Certificate of Occupancy, all Category I invasive plants shall be
removed from the parcel.
Prior to issuance of a Building Permit, the property owner shall file an affidavit in accordance
with LDC Section 7.10.04, specifying that the existing Class A Mobile home shall be
retained as a guest house and under no circumstances shall the guest house be used for
rental purposes, seasonal or annual.

B. The property on which this Class A Mobile Home Permit is being granted is described as
follows:

LOT 11, BLOCK 2, MCNURLEN FARMS, ACCORDING TO THE PLAT THEREOF
RECORDED IN PLAT BOOK 4, PAGE 56, PUBLIC RECORDS OF ST. LUCIE COUNTY
FLORIDA.
TOGETHER WITH A NON-EXCLUSIVE EASEMENT FOR INGRESS AND EGRESS OVER
THE SOUTH 20 FEET OF LOT 16, BLOCK 2 OF MCNURLEN FARMS SUBDIVISION.
TOGETHER WITH A NON-EXCLUSIVE EASEMENT FOR INGRESS AND EGRESS OVER
THE EAST 35 FEET OF LOTS 10, 11, 14, AND 15 AND THE WEST 35 FEET OF LOTS 9,
12, 13, AND 16, ALL OF BLOCK 2 OF MCNURLEN FARMS SUBDIVISION, RESERVING
HOWEVER, TO THE SELLER, A NON-EXCLUSIVE EASEMENT FOR INGRESS AND
EGRESS OVER THE EAST 35 FEET OF LOTS 10 AND 11 OF BLOCK 2 OF MCNURLEN
FARMS SUBDIVISION.
CONTAINING: 415,366 SQUARE FEET OF 9.535 ACRES, MORE OF LESS.

C. The developer is advised as part of this Class A Mobile Home approval, including any
successors in interest, the developer shall obtain all applicable development permits and
construction authorizations from the appropriate state, federal and local regulatory agencies
including, but not limited to, the United States Army Corps of Engineers, the Florida
Department of Environmental Protection, and South Florida Water Management District,
and the St. Lucie County Environmental Resources, Public Works and Building
Departments prior to the commencement of any development activities on the property
described in Part B. Issuance of this permit by the County does not in any way create any
rights on the part of the developer to obtain a permit from a state or federal agency and
does not create any liability on the part of the County for issuance of this permit if the
developer fails to obtain requisite approvals or fulfill the obligations imposed by a state or
federal agency or undertake actions that may result in a violation of state or federal law.
D. A copy of this Order shall be attached to the building permit, which shall be placed on file
with the St. Lucie County Planning and Development Services Department.

E. This order shall be recorded in the Public Records of St. Lucie County.
