Scope of Work
Shingle re -roof
Remove existing roof system, including all flashing, and counterflashing on the house at 206 River Walk and dispose
of the same. We are assuming that there is one layer of shingles, and one layer of 30# felt paper to remove. If the
roof is different from this, additional charges to remove the additional material will be added.
Nail off plywood to existing code.
If there is any rotted plywood it will be replaced at ($110.00 per sheet) Any other needed repairs on the SOFFIT,
FASCIA and SUB -FASCIA will be made at $65 per hour/ per man plus material cost.
Materials removed may be recycled with the proceeds going to Orchid Island Roofing. This rebate is figured into the
total cost of the job.
All materials will be installed per Florida Building Code

When replacing the wall flashings, and installing the new step flashing along the wall, every attempt will be made to
re -use the existing siding. Generally if the siding is in good condition this will be possible. If the siding is not able to
be saved, we will replace at the same rate as rotted wood.

GUTTERS:
Orchid Island Roofing will make every attempt to save and reuse the existing gutters. During the re -roof process, the
gutter spikes need to be removed, and then re -installed. This can sometimes cause corner joints to open and drip,
also some gutters may have an incorrect pitch currently, and this will make that worse. We will reinstall the gutters in
the same place they currently are, and we are not responsible for any gutter leaks, scratches, or dents when the
project is completed. In fact, this is a probability more than a possibility. This is why we recommend replacement at
the time of re -roofing.
Orchid Island Roofing warranties that this shingle roof will not leak for 5 years, under normal conditions. Orchid
Island Roofing will repair any leak in this time period. Any hurricane force winds void this warranty.
Please note, although great care will be taken to protect all plants, and grass from any damage, some minor
damage may occur. Grass, in the path around the house will be walked on multiple times daily. While this will cause
some stress to the grass, OIR can not be responsible for replacing any sod. Plants around the house will be covered
by a tarp during the removal process, and the weight of this may cause some damage to foliage. Because we take
great care to avoid this, OIR will not be responsible for damaged plants.
