10840 Reynard Road, Brighton, MI 48114, hereinafter called the grantor, to Patricia Ritter, an
unmarried woman, whose post office address is: 2605 Carissa Drive, Vero Beach, Florida 32960,
hereinafter called the grantee:

instrument and the heirs, legal representatives and assigns of individuals, and the
successors and assigns of corporations)
Witnesseth, that the grantor, for and in consideration of the sum of Ten Dollars, ($10.00) and
other valuable considerations, receipt whereof is hereby acknowledged, hereby grants, bargains, sells,
aliens, remises, releases, conveys and confirms unto the grantee, all that certain land situate in St. Lucie
County, Florida, viz:

**Grantor hereby certifies that the above described property is not his constitutional homestead as
made and provided by the laws of the State of Florida, and is not now and never has been contiguous
to Grantor's Homestead. **
Together with all the tenements, hereditaments and appurtenances thereto belonging or in
anywise appertaining.
To Have and to Hold, the same pursuant to the terms and conditions of the Spanish Lakes
Fairways Northeast Phase Uniform Long Term Lease Agreement which his recorded in Official Records
Book 1038, Pages 2804 through 2812, of the Public Records of St. Lucie County, Florida, which terms
and conditions are incorporated herein by reference, with Wynne Building Corporation, its successors and
assigns herein being the Landlord and the Grantee herein being the Tenant. The commencement date of
said lease is June 29, 2021, and the initial monthly rental is $463.60.
And the grantor hereby covenants with said grantee that the grantor is lawfully seized of said
land in fee simple; that the grantor has good right and lawful authority to sell and convey said land; that
the grantor hereby fully warrants the title to said land and will defend the same against the lawful claims
of all persons whomsoever; and that said land is free of all encumbrances except taxes accruing
subsequent to December 31, 2020.

SPANISH LAKES FAIRWAYS WELCOMES YOU. OUR POLICIES AND REGULATIONS HAVE BEEN ESTABLISHED FOR YOUR BENER T, AND TO
MAKE LIVING PLEASANT FOR YOU AND YOUR NEIGHBORS.
Speed limit within the parf< shall not exceed 20 mites per hour.
All solicitation, commercial or otherwise, is banned with the exception that park tenants have the right to canvass and solicit as allowed pursuant to Section
723,054, F.S.
No airing or drying of laundry on lots. Park laundry facilities are available for this purpose.
Management reserves the right to screen any prospective purchaser(s) or renter(s) to determine whether or not such purchaser(s) or renter(s) is qualified to
become a tenant of the park.
The Management is not responsible for fire, theft or damage to the dwelling unit, autos or other personal property belonging to the residents of the park.
Cars may be parked only on concrete driveways.
Rent is to be paid on a timely monthly basis. The rent Is due on the first of each month.

All residents, renters and guests shall wear an identification badge when in recreation areas or engaged in recreational activities.
Residents are invited to use all recreational facilities with reasonable caution, Your own physical condition and level of skill may suggest prudence in your
use or lack of use of a particular facility. Residents hereby waive the right to bring suit against Spanish Lakes in an amount in excess of actual medical bills
sustained (less amount advanced by Medicare or other health and accident insurance benefits).
All guests must be accompanied by a resident with whom they are visiting. All rules posted in recreation areas must be adhered to and observed.
Temporary or permanent exterior additions of any type require the written approval of the Management prior to installation.
No storage or repairing of motor vehicles, boats, campers, etc., can be allowed.
Resident with self propelled campers. and no other primary means of transportation, may part( alongside their home as tong as this vehicle will fit on their
driveway.
Resident must provide appropriate garbage containers.
Each lot may be landscaped in an attractive manner to suit the resident. All shrubs must be kept property. Please check with Management regarding the
location of underground utilities before planting.
Spanish Lakes Fairways has been designed as an exclusively older persons adult community. Each unit must be occupied by at least one person 55 years
of age or older in order to qualify for residency in the park- Further, all permanent residents must have obtained the age of 35 prior to residency in the park,
Management reserves the right to allow a severely handicapped person who has not obtained the age of 35 to reside with his/her parent(s). Visiting children
are admitted for reasonable lengths of time, provided they do not become annoying to other residents.
Your house number must be large enough to be visible from the street.
T.V's, radios, stereos, etc., must be played at a moderate level.
All renters must adhere to the policies and regulations and must sign a copy of these regulations.
The owner or resident of a dwelling unit may have one cat and/or one dog (no more than 35 pounds) per dwelling unit provided the pet is kept and walked
in a manner to not be a nuisance to any neighbor.
Pets can only be allowed in areas designated for them. They must be leashed at all times when outside your home.
Management reserves the right to require any pet which becomes annoying to other residents to be removed within 5 days notice.
No signs of any type may be displayed without the written consent of Management - except that one "For Sale" sign not larger than 12" x 18". is permitted
within the window of each home.
Garbage disposals are not permitted.
To fight pollution, no high-sudsing or detergents containing phosphates may be used.
For those residents using LP gas or oil, It is necessary that storage tanks be of the low profile, horizontal type and skirted. Spanish Lakes Fairways will in
no case be responsible for providing gas or oil. Our residents may make arrangements with any Company they choose.
Noremoval of any foliage is permitted other than on resident's own lot.
It shalt be the resident's responsibility to keep informed of any published changes in policies and regulations.
SPANISH LAKES FAIRWAYS reserves the right to terminate the rental agreement of any resident, under the conditions outlined in Section 723.061 FS-
(mobile homes) or in accordance with their lease agreement (conventionally constructed homes). Such parties will be required to move in compliance .viih
the laws of the State of Florida. Management further reserves the right to add to and/or to alter these rules and regulations as circumstances may require.
