Scope of Work
OVERVIEW:
Renovation and repair of the house at 810 Bradley St, Fort Pierce, FL, 34982, legal description:
INDIAN RIVER ESTATES – UNIT 05 – BLK 26 W 100 FT OF LOTS 64 & 65. All
improvements and renovations will be per the Florida Building Code Residential Existing
Buildings 7th Edition 2020.
Proposed Exterior renovations:
• Demolition of Shed and Screen Porch located on the North side of the house.
• Vinyl siding will be removed, repair rotten wood as needed, install new house wrap and
Hardie board siding.
• Complete replacement of the roof to 26-gauge 5v metal roof with peel and stick
underlayment. A separate permit was acquired. Permit number: SLC 2014-0181.
• Replace existing windows and doors.
• Frame 3 new opening for 2 windows in Master Bedroom and glass slider in Family room.
• Front Entry screen wall to be removed, keep existing front entry door and sidelights with
direct mount shutters.
Proposed Interior renovations:
• Redo bath tile and fixtures
• Relocation of a new Master Bedroom door.
• Adjust egress switch locations and replace existing light fixtures.
• Correct GFI issues and missing fan boxes not originally installed in home.
• Electrical load to remain the same for the panel/service.
• New ceramic tile flooring will be installed throughout the house.
Interior Room by Room:
Garage & Laundry:
• Reinstall new washer & dryer in house where existing power and water still existing
in Laundry. Cap off electric in Garage.
• Access door/ladder to attic needs to be replaced.
• Garage door to be replaced.
Master Bedroom:
• Add 40” by 80” bedroom barn door.
• Fill in old door to Laundry.
• Replace Master Bath door with a pocket door measuring 32” x 80”.
Master Bathroom:
• New wet & dry porcelain tile floor to be installed.

• Ceramic subway tile to be installed on shower walls.
• New vanity to be installed.
• Reduce wall between vanity and toilet to partial height wall.
• New toilet, and bathroom trims added, keeping existing valves and shutoffs in place.
Office:
• Replace existing A/C unit with new system of the same tonnage.
• Old A/C system: model # - N/A, tonnage – 1.5 tons
• New A/C system: model # - Condenser: CA14NB018, Air Handler: FB4CNP018
tonnage – 1.5 ton Carrier
• Existing A/C area – 2,129 SF, Existing non-A/C area – 3,402SF
• Proposed A/C area – 2,129 SF, Proposed non-A/C area – 2,674 SF
Shared Bathroom:
• New ceramic tile being placed on dry floor only.
• New vanity to be installed.
• New toilet, and bathroom trims added, keeping existing valves and shutoffs in place.
Kitchen & Dining:
• Replace kitchen appliances, locations not changed.
• Refinish cabinets doors and drawer fronts.
