GENERAL REQUIREMENTS
All work to be as per the current edition of the Florida Building Code
and meet or exceed all applicable local requirements.
General contractor is responsible for all labor, materials, utilities, testing,
waste removal, storage, securing of site, accomodation, transport/freight,
and all other cost related to the completion of this project., unless explicitly
identified here.
Owner is responsible for all municipal related charges such as impact
fees, and water connection, except building permit fees, which are to be
included in the construction bid.
General contractor to check all drawings for errors and ommissions and
bring them to the attention of the architect prior to starting any work, or
ordering any materials of the respective division of work. If such errors
and ommissions are not reported in writingto the architect, any resulting

Wall and ceiling finishes shall comply with 302.9 of the 2020 Florida Residential Building Code. Wall and ceiling
finishes shall have a flame spread index of not greater than 200. Wall and ceiling finishes shall have a
smoke developed index of not greater than 450.
Insulation shall comply with 302.10 of the 2020 Florida Residential Building Code. Insulation materials shall
have a flame spread index not to exceed 25 with an accompanying smoke developed index not to exceed
450.
Gypsum board materials shall comply with 702.3.1 of the 2020 Florida Residential Building Code. Gypsum
board materials shall conform to ASTM C22, C475, C514, C1002, C1047, C1177, C1178, C1278, C1396 or
C1658. Adhesives shall conform to ASTM C557.
Ceramic tile shall conform with 702.4 of the 2020 Florida Residential Building Code. Ceramic tile shall be
installed in accordance with ANSI A108.1, A108.4, A108.5, A108.6, A108.11, A118.1, A118.3. A136.1 and A137.1.
Fiber —cement, fiber mat reinforced cementitious backer units, glass mat gypsum backers or fiber reinforced
gypsum backers in compliance with ASTM C1288, C1325, C1178 or C1278, respectively, and installed in
accordance with manufacturer's recommendations shall be used as backers for wall tile in tub and shower
areas and wall panels in shower areas.
WATERPROOFING NOTES:
1. PRIOR TO BUCK INSTALLATION TREAT THE MASONRY
OPENING WITH A CMU WATER RESISTANT COATING TO SEAL THE
WINDOW/ DOOR CAVITY TO PREVENT IT FROM ABSORBING WATER.
THE CMU WATER RESISTANT COATING SHALL BE APPLIED IN
ACCORDANCE WITH THE MANUFACTURERS RECOMMENDATIONS. THE
APPLICATION OF THE CMU WATER RESISTANT COATING SHALL INCLUDE
THE ENTIRE SURROUND OF THE OPENING ( SILLS, .IAMBS, HEAD ). ALL
CMU WATER RESISTANT COATINGS SHALL BE INSTALLED PRIOR TO
BUCK INSTALLATIONS.
2. INSTALL BUCKS SO THAT THERE ARE, NO EDGE GAPS EXCEEDING 1/ 8"
BETWEEN BUCK AND MASONRY.
3, PRIOR TO BUCK INSTALLATION APPPLY 1/ 3" NOMINAL DIAMETER BEAD
OF SEALANT BETWEEN BUCK AND THE MASONRY TO PREVENT THE
PASSAGE OF LIQUID BEHIND THE BUCK. COMPLETELY SEAL THE ENTIRE
END OF THE WOOD BUCKS WITH SEALANT TO RESTRICT'rHE PASSAGE
OF LIQUID THROUGH THE CUT ENDS AND THE ENTIRE EXTERIOR FACE
AND RETURN SURFACE OF THE BUCK SHALL BE COATED WITH A LIQUID
APPLIED WATER RESISTIVE COATING/ SEALANT.
4. PROVIDE PAN FLASHING AT SILL OF WINDOW AND DOOR OPENINGS.
PAN FLASHING SHALL BE SEALED OR SLOPED IN A MANNER TO DIRECT
WATER TO THE SURFACE OF THE EXTERIOR WATER RESISTIVE BARRIER
FOR SUBSEQUENT DRAINAGE. INCORPORATE PAN FLASHING AT HEAD
AND SILL AS WELL. PAN FLASHING SHALL BE CORROSION RESISTANT,
(NOT REQUIRED/ OPTIONAL)
5. PROVIDE CONTINUOUS 3/ 8" BEAD OF SEALANT ON WINDOWS/ DOOR
FRAMES AT ALL PERIMETER ON FRONT AND BACK SURFACE PRIOR TO
WINDOW/ DOOR INSTALLATION.
6. AFTER WINDOW/ DOOR INSTALLATION PROVIDE FOAM SEALANT
BETWEEN THE BUCK (OR PRE CAST SILL) AND THE WINDOW/ DOOR TO
ENSURE A WATER RESISTANT INTERIOR AIR SEAL AROUND THE ENTIRE
