Indian River Roofing & Repairs proposes to the Owner to perform in a workmanlike manner the roofing construction work described below under Specifications for the Owner at the above -referenced building. 1. NATURE OF WORK: Indian River Roofing & Repairs shall furnish the labor and material necessary to perform the construction work described herein or in the referenced contract documents. Indian River Roofing & Repairs does not provide engineering, consulting or architectural services. It is the Owner's responsibility to retain a licensed architect or engineer to determine proper design and code compliance. Indian River Roofing & Repairs assumes no responsibility for structural integrity or compliance with building codes and design. If plans, specifications or other design documents have been furnished to Indian River Roofing & Repairs. Customer warrants that they are sufficient and conform to all applicable laws and building codes. Indian River Roofing & Repairs is not responsible for any loss, damage or expense due to defects in plans or specifications or building code violations unless such damage results form a deviation by Indian River Roofing & Repairs from the contract documents. Customer warrants all structures to be in sound condition capable of withstanding normal activities of roofing construction equipment and operations. 2. CONTRACT PRICE: Indian River Roofing & Repairs proposed to perform the work in accordance with the above specifications for the "Cash Price" sum of $19,9 05 0005 00 If contractor incurs any expenses in collecting money due under this contract, Owner shall reimburse Contractor for all such expenses, including reasonable attorney's fees. Contractor is entitled to interest at the rate of 1.5% per month on all amounts not paid when due. 3. TERMS AND CONDITIONS: The terms and conditions set forth herein are part of the Proposal and Contract. 4. CONTRACTORS RIGHT TO RESCIND: Contractor reserves the right to withdraw or revise this Proposal until Owner communicates his acceptance to Contractor. This proposal may be withdrawn after communication of acceptance where an error by Contractor has occurred. This Proposal expires thirty (30) days after the date stated above if not earlier accepted, revised or withdrawn. 5. ACCEPTANCE: Acceptance of this Proposal by Owner shall be acceptance of all terms and conditions recited herein. Upon acceptance, this Proposal shall become a binding contract between Contractor and the Owner. The Proposal and the plans, specifications and other documents, if any referenced in this proposal shall constitute the entire agreement between the parties. Company member must sign to be binding. File all required documents and obtain a Roofing permit in local municipality. 2. Tear off existing roof down to sheathing and haul off all debris. 3. Fasten sheathing to 7th Edition FL Building Code Requirements. 4. Install 1 ply of self -adhered underlayment direct to roof sheathing. 5. Install aluminum eave flashing and galvalume valley flashing. 6. Install architectural shingles to manufacturers specification. (color to be chosen from standard chart) 7. ' All plumbing flashings and vents to be replaced with new. 8. Re -use all wall flashings. 9. Indian River Roofing & Repairs 10-year workmanship warranty upon completion. Contract Amount: $19,950.0 Terms: 35% Deposit, 30% Upon Completion of Tear --off, 25% Upon Delivery of Roof Svstem, & 10% Due Upon Completion. Note(s) • All woodwork to be on a time and material basis at a rate of $105.00 per man-hour and the cost of materials. • Gutter Work is not included in contract amount unless specified in scope of work. The gutter must be removed If existing gutter fasteners spikes are not low enough for new eave flashings. • Unless specified in scope of work, the contract does not include installation of tapered insulation on existing low slope roof(s) for a positive slope. If required, an additional fee will be applied to cover the direct cost. • Additional layers (more than 1), beneath existing roof system, is unforeseen, and may result in a fee of 12% of the Total Contract Amount. • IF REQUIRED: As per updated Florida Building Code; When a roof covering on an existing site -built single-family residential structure that has an insured or a taxation assessed value of $300,000 or more.is removed and replaced, roof to wall connections shall be improved up to 15% of the cost of re -roofing. • Existing driveway to be protected with plywood during tear -off and loading phases if needed. However, Indian River Roofing & Repairs will NOT be responsible for any damage that might occur. • Indian River Roofing & Repairs is not responsible for any roof or structural related issues that may occur as a result combining sealed attic system with an impermeable roof covering. • Exclusions: Asbestos abatement if necessary, painting, wood replacement, concrete repair and replacement, gypsum deck repair and replacement, metal deck repair and replacement. • Delays caused by acts of God, strikes, material shortages, labor shortages in the local marketplace, war, force majeure events, or other events beyond the reasonable control of the Contractor, or by any municipality or other governmental agency due to permitting issues shall result in the Owner granting Contractor a reasonable time extension. • Due to the nature of the Work, damages to the property sometimes occur. Therefore, the contractor is not responsible for, driveways, stains, cracks to walls, ceilings, of existing structure(s). The contractor assumes no liability for damages, including but not limited, to existing landscaping, trees or shrubs, common occurrence weather related problems such as hurricanes, hail, tornadoes, pop-up rainstorms, or Acts of God. The contractor is not liable for existing roof structure problems that could cause sagging or unevenness in existing roof deck. • The Contractor assumes no responsibility and specifically disclaims any warranty for defects or damages caused by normal wear and tear during normal"usage, used for the purpose for which the project was not intended, for improper or insufficient maintenance, modifications caused by others or abuse. Contractor shall not be liable for back charges nor for any work performed or material installed by anyone other than Contractor's representative.
