Culpepper & Terpening, Inc. is pleased to present our responses to your comments provide for the
Prima Vista ADA Compliance Improvement Project Permit submittal:
Plans Examiner Review:
1) PER ZONING, PARKING WILL BE REDESIGNED, RE -SUBMIT TO
BUILDING DEPT FOR REVIEW WHEN UPDATED PLANS ARE SUBMITTED.
a. Response: Please see my response to the zoning comment below. As our
current design solves the grading issue of the accessible parking spots while
avoiding the need to completely redesign the drainage patterns of the parking
lot, we may not need to redesign the parking space layout or resubmit plans.
2) REVISE DESCRIPTION OF WORK IN THE APPLICATION, ADA RAMPS ARE
SHOWN AS CONCRETE, NOT ASPHALT. ([A]107.2.1)
a. Response: The description of work in the application was incorrect and will be
corrected to "concrete" for the ADA Ramps.

CHECK WITH LINDA IF LOCATION OK. 2/2/21 DISCUSSED WITH LINDA P.
SHE ADVISES ONLY 1 ADA PARKING TO RELOCATE TO HAVE AT LEAST 1
ADA PARKING AT THE SOUTH SIDE OF THE BUILDING
PER LINDA PENDARVIS, PLANNING MANAGER. PLEASE REVISE THE PLAN
TO RELOCATE ONE ADA PARKING FROM THE SOUTH SIDE AND LEAVE
ONE ADA AT EXISTING LOCATION.
PLEASE PROVIDE CORRECTED PLANS.
*NO ENGINEERING REQUIRED UNLESS BUILDING DEP. WISHES
THEM TO ASSIST AND REVIEW.
a. Response: The objective of this project is to ensure that the accessible
parking spaces meets ADA grading requirements. After reviewing the
slopes of the parking lot, we discovered that the existing accessible parking
spots were not meeting ADA grading requirements due to the drainage inlet
located south of the parking spots. To correct the grading of the existing
accessible parking spots would create a domino effect and require a
complete redesign of the drainage patterns and drainage structures within

the parking lot. As a solution, we decided to move the ADA parking spaces
to the west side of the building where the existing pavement already meets
the ADA grading requirements. Also, the location of the proposed
accessible parking spots is only 50' away from the existing location which is
still relatively close. We hope our engineering judgement will be considered
in approving the permit with the current layout.
