UNITY OF TITLE
THIS UNITYOF TITLE ("Unity of Title') is made on behal€o£ST. LUCIE HABITAT FOR HUMANITY,
INC., a Florida corporation not for profit, (hereinafter, °Owner"), in favor of SAINT LUCIE COUNTY, FLORWA
("Saint Lucie County").
Background
A. Owner owns certain real property legally described as follows ("Parcel 1"):
Lot 7, Block 3, RUHLMAN SUBDIIVISION, according to the Plat thereof, recorded in Plat
Book 9, Page 55, of the Public Records of Saint Lucie County, Florida.
B. Owner also owns certain real property adjacent to Parcel l legally described as follows ("Parcel 2");
Lot 8 and the West 5.5 feet of Lot 9, Block 3, RURLMAN SUBDIVISION, according to the Plat
thereof, recorded in Plat Book 9, Page 55, of the Public Records ofSaint Lucie County, Florida.
C. Owner applied to Saint Lucie County for the construction of residences on Parcel 1 and Parcel 2 and was
advised that, for purposes of obtaining a permit for a septic system, the minimum lot size is 10,000 square feet
C'Minlmum Size Requirement'). Since Parcel 1 consists of 7,000 square feet and Parcel 2 consists of 7,770 square
feet, Owner is required to permanently combine Parcel I and Parcel 2 so that the total square feet comprising the
combined Parcel 1 and Parcel 2 exceeds the Minimum Size Requirement.
D. Saint Lucie County as a condition to approval of construction of one (1) residence on the combined Parcel I and
Parcel 2 (the "Combined parcel") and obtaining a permit for a septic system for such residence has required Owner to
subject Parcel 1 and Parcel 2 to the restrictions established by this Unity of Title.
NOW, THEREFORE, in consideration of the approval by Saint Lucie County of the construction of one (1)
residence on the Combined Parcel and the issuance by Saint Lucie County of a permit for a septic system to be
constructed on the Combined Parcel, Owner agrees to the following terms, covenants, conditions and restrictions
established by this Unity of Title:
1. Parcel I and Parcel 2 shall be combined into the Combined Parcel and shall hereafter be considered as one (1)
lot and parcel of land under single ownership.
2. No portion of the Combined Parcel shall be sold, conveyed, transferred, devised, leased or assigned, except in
its entirety as one (1) lot or parcel of land.

3. Ownef agrees that this condition, restriction and limitation shall: (a) be deemed a covenant running with the
land described as the Combined Parcel; (b) remain in full force and effect; and (c) be binding upon Owner and Owner's
successors and assigns.
