WARRANTY DEED
This Warranty Deed, Made the 1 a day of July, 2021, by Joan E. Lewis, an unremarried widow,
whose post office address is: 4232 Edwards Rd, Fort Pierce, FL 34981, hereinafter called the "Grantor",
to Monica Hall and James M Hall, husband and wife , whose post office address is: 4220 McCarty
Rd., Ft Pierce, FL 34945, hereinafter called the "Grantee".
WITNESSETH: That said Grantor, for and in consideration of the sum of Three Hundred .Five
Thousand Dollars and No Cents ($305,000.00) and other valuable considerations, receipt whereof is
hereby acknowledged, hereby grants, bargains, sells, aliens, remises, releases, conveys and confirms
unto the Grantee, all that certain land situate in St Lucie County, Florida, to wit:
Commencing at the Southwest corner of Section 33, Township 35 South, Range 39 East, run North along
the West line of said Section 2,193.4 feet; thence run North 89' 10' 30" East, 33.0 feet to a point on the
East right-of-way of McCarty Road; thence run North along said East right-of-way 494.36 feet to the Point
of Beginning. From the Point of Beginning, run East 296.59 feet; thence run South 215.30 feet to a point
on a curve concave Southeasterly through which a radial line bears North 7°34'05" West, and having a
radius of 1113.0 feet;.thence run Westerly 147.01 feet along the arc of said curve through a central angle
of 7° 34'05'; thence run West 125.0 feef to a point; thence run North 25.0 feet; thence run West 25.0 feet;
thence run North 200.0 feet to the Point of Beginning. All the above situate in St. Lucie County, Florida
and containing 1.5 acres, more or less.
The property is the homestead of the Grantor(s).
TOGETHER with all the tenements, hereditaments and appurtenances thereto belonging or in anywise
appertaining.
To Have and to Hold, the same in fee simple forever.
And the Grantor hereby covenants with said Grantee that the Grantor is lawfully seized of said land in fee
simple; that the Grantor has good right and lawful authority to sell and convey said land; that the Grantor
hereby fully warrants the title to said land and will defend the same against the lawful claims of all
persons whomsoever; and that said land is free of all encumbrances, except taxes accruing subsequent
to 2020, reservations, restrictions and easements of record, if any.
(Tire terms "Grantor" and "Grantee" herein shall be construed to include all genders and singular or plural as the context indicates.)
