The driveway to 33RD is OK. What they need to do is remove the old driveway in front of the building on the west side of the property and replace the Swale to its original shape. This is part of the building permit process. We will need 3 sets of plans. One will go to Engineering and two will stay with the building permit package. As soon as Engineering has reviewed the plans they will either send their approval or send their comments to me which I will forward to contractor or straight to you if you prefer. The plans can be submitted to the Planning Department attention me, and I will personally bring them over to Engineering. Hi Chris, Thanks for discussing the issue with me on the phone. The site plan indicates the use of warehouse/manufacturing. The floor plan indicates a large storage area with a conference room, reception area, restroom and stairs. There are no individual offices on the floor plan. It is very important to have the correct use so we will charge the matching impact fees to the customer. Office use only requires a higher impact fee than warehouse or manufacturing. If this building is mainly used for storage, then that will be the leading use for the impact fees. If any manufacturing is being done in the building as well, we will need to know the sf. of warehouse and manufacturing. The office will be seen as accessory use unless the building is completely being used as office. I hope this makes it a little bit more clear why we need the determination and sf. divided in uses.
