RE: Association Authorization
St. Lucie County Building Department:
The Island Dunes Oceanside I Condominium Association, Inc., authorizes IKB Construction to perform work
in Unit #1003 located at 8880 South Ocean Drive, Jensen Beach, FL 34957.
The scope of work is as follows:
Guest Suite -
Demo existing bathroom. Reframe ceiling due to removal of existing grid ceiling with 15/8 metal track and
stud, space 16"o.c. per code requirements. Install new shower valve, and rough in for slide bar. Remove
existing tub and convert to shower using a new pan liner and "pro -slope". *NOTE* No cutting or drilling of
concrete will be performed. Replace existing toilet and sink supply lines and sink drain. Replace existing
exhaust fan. Install recessed LED lights. Lights are wet area approved. Install new drywall and DensShield.
Install new tile, cabinets and countertops. Install new plumbing fixtures (Shower trim, slidebar, toilet, sink,
faucet, etc.). Install new electrical devices (lights, switches, GFI outlets).

Living/Kitchen Area -
Demo existing kitchen. Frame new ceiling using 15/8 metal track and stud, spaced 16"o.c. per code
requirements. Replace existing sink supply and drain lines. Install recessed LED lights throughout kitchen.
Repair/Replace drywall as needed. Install new tile throughout. Install new cabinets, countertops, and trim
molding. Install new plumbing fixtures (sink, faucet, disposal, appliances). Install new electrical devices
(lights, switches, outlets, GFI outlets). Possible change out of washing machine box.
