THIS INDENTURE made this 28th day of June, 2021 by Stephan Magloire, Trustee of the 328 Shady Ln Land
Trust, referred to as Grantor, whether one or more, and whose address is 2523 Glendale Place, Royal Palm
Beach, FL 33411 to Dany Gutierrez Ramirez, hereinafter referred to as Grantee, whether one or more, and
whose address is 328 Shady Lane, Fort Pierce, FL 34952.
(Wherever used herein the tern "grantor" and "grantee" include all the parties to this instrument and the heirs,
legal representatives and assigns of individuals, and the successors and assigns of corporations.)
WITNESSETH:
THAT Grantor, for and in consideration of the sum of Ten and NO/100 Dollars and other valuable
considerations, in hand paid by Grantee, the receipt whereof is hereby acknowledged, has granted, bargained
and sold to Grantee the following described land situate, lying and being in the County of St. Lucie, Florida to
wit:
Lot 4, Block 12, RIVER PARK - UNIT 2, according to the Plat thereof, as recorded in Plat Book 10, Page 72,
of the Public Records of St. Lucie County, Florida.

This Property is not the Homestead Property of the Grantor(s).
SUBJECT TO taxes accruing subsequent to December 31, 2020.

operate to reimpose same.
AND Grantor hereby covenants with Grantee that Grantor is lawfully seized of said land in fee simple
and fully warrants the title to said land, and will defend the same against the lawful claims of all persons
whomsoever.
