The parcel is zoned AR-1 and meets the lot size requirements for building a single family residence, however, does not have any road frontage which is a requirement to obtain a building permit. Our nonconforming lot of record research has determined that this parcel was under the same ownership with Parcel 3414-501-1006-350/5 located immediately east, as of July 1, 1984, therefore the two parcels must be combined as one building parcel to qualify as a nonconforming lot of record. Then an easement in lieu of road frontage would be permitted for access to the property from the closest public road. When applying for a building permit, an administrative variance will be processed and the easement reviewed by the County Attorney. There is a $50.00 fee for this and a few extra days of processing time required. A septic tank permit is required when submitting an application for a building permit, therefore it is suggested that you contact the Health Department before making your final development plans. We also suggest you contact St. Lucie County Environmental Resource Department for vegetation removal and wetlands. If you have any questions, please let me know. Sincerely, Lynn A.
