I am touching base regarding the parcel owned by Grotts which was sold to Rohan.
As previously discussed the Rohan deeded their parcel to the builder (Groza) while their house is being
built. They don't want to Deed this parcel and join them yet until the building is complete.
How can we satisfy the county that the parcel will be joined and can't be built on as well as allow John Brady to
be able to build on his parcel?

This is kind of my point in all of this research. There are a lot of properties that maybe should have fallen
under the July 1, 1984 rule but were able to obtain building permits. In my research I have supplied 2 out of 3
pairs. I am confident if I dig deeper I will find many more. We are asking for permission for both individual
parcels to be able to be built on. The easement agreements are already in place. Since I have found a
precedent to go by I feel this request should be granted.
I can be available on April 15. Please let me know a good time so we can discuss.

Thank you for the response.
7556 Bobcat has a transfer date of March 6, 1985 which was sold by St Lucie Estates, meaning St Lucie Estates
owned the property before the March 6, 1985. When did St Lucie Estates take title to 7556 Bobcat? Could it
have been in 1981 perhaps or maybe 1983 and then finally resold in March 6 1985? The deed and research you
all provided did not go back far enough. Please get a copy of the previous deed for when St Lucie Estates
originally bought 7556 Bobcat. We need to see who owned the property from March 5, 1985 and EARLIER.
FYI every single lot in St Lucie Gardens is considered Non Conforming. That is why there are easement
agreements of record.

The transfer of deed for 7548 Bobcat Run OR Book 401 Page 2982 from Lake Lucie Estates to Peter & Grace Sterling was
May 1, 1983. Prior to the July 1, 1984 date.
The transfer of deed for 7556 Bobcat Run OR Book 458 Page 635 from Lake Lucie Estates to Thomas L. Selvidge was
March 6, 1985. After the July 1, 1984 date.
Note: 1. On July 1, 1984 the above parcels were under separate ownership and not contiguous.
2. As we pointed out the property appraisers records are incorrect in the fact that they have referenced OR
Book 401 Page 2982 on both parcels.
3. The legal descriptions on the deeds are correct. They are included in the scanned documents we sent to you.
Based on the above notes the properties located on Bobcat Run are Nonconforming Lots of Record per the SLC Land
Development Code in accordance with Section 10.00.04 Nonconforming Lots of Record (attached).

Thanks for giving me a call back and speaking with me. Here is what I was talking about regarding Bobcat Run.
7548 Bobcat Run deed is recorded in book/page 401/2982. The Grantor (previous owner) is Lake Lucie
Estates sold to Sterling.

7556 Bobcat Run deed you all show'is book and page'458/635. The same Grantor is Lake Lucie Estates who
sold to Selvidge. This is'the property that we need to go back and view the previous deed in order to see
when Lake L"ucie Estates took original title. Based on my research it appears Lake Lucie Estates was the same
owner prior to July 1984.
If I am correct this would be a total of 4 parcels or 2 out of the 3 pairs that I submitted, were issued a building
permit even though they were owned by same owner before the July 1984 rule.
Please review and forward me the info when you have a chance.

My name is Matt Toeniskoetter. I am attaching a letter that was received from the planning department
regarding 2 individual parcels of land in St. Lucie county. Oren Grotts was looking to construct a single family
residence on his parcel. There are currently 2 separate owners and the information we have received from
the county is that we can only build 1 home on the 2 separate parcels. There will be no variance given.
I have done some research into the community with properties owned prior to July 1984 where the parcels
are owned by the same parties, sold at a later date and a home was constructed. It appears there was a
variance given to these parcels. As I am sure you are aware doing research dating back to this time period is
difficult, however I believe the following scenarios were granted some sort of variance.

The following scenarios appear to have the same owner prior to July 1984. They currently have different
owners as well as a structure on the separate parcels.
7500 Shanas Trl Parcel ID 3414-501-1108-250-9 and 7474 Shanas Trl Parcel ID 3414-501A107-400-9.
7548 Bobcat Parcel ID 3414-501-1108-100-3 and 7556 Bobcat 3414-501-1108-150-8
7030 Gullotti parcel ID 3414-501-1005-150-6 and 7010 Gullotti parcel ID 3414-501-1005-100-1 .
Both owners are looking to construct a single family residence. Both parties would be at a major loss without
some sort of solution. If the answer from the departments is still the same what would the next step be for
both parties in order to obtain necessary allowance to build?
